How to get less questions from potential interested clients but more booking confirmation?
Guest IBs for 2 guests for 2 days, 10 days ahead... dawdles with returning guest info to me...
then he returns the guest form listing 6 persons, with a note that says maybe the extra folks will be stopping by, maybe not, they're just letting me know just in case. (this is directly above the section of the form that he signed already that says in big bold letters: No additional guests beyond what you've booked and paid for) So I get to do the "I'm sorry, no, we don't do drop-in guests, might I suggest here, here or here for meeting up with your friends"
Next: 2 days before arrival he tells me that the two guests are bringing 2 vehicles, one of which is pulling an off-road camping trailer. Ok, not great, probably should have asked me first, but we can manage. So I type out the whole explanation of where the trailer should be parked bc it won't work in the normal Barn parking.
Then: day of arrival the second guest calls me 6 hours before checkin to talk about the whole trailer situation bc actually he'd really rather park it up at the Barn bc he wants to pop up the tent and sleep in the trailer in my driveway because he's in health care and IT ISN'T SAFE for him to sleep in the Barn with the other guest but he'll still be going in to shower and eat and whatnot.
UMMM, excuse me, but WTHeck... You're so concerned about social distancing that you're going to sleep in the driveway and this didn't merit even a 'hey, how's this sound for our trip to your house Dear Host?!?'
Clearly, I'm annoyed... but is this ok in the new normal lala land of STR in the time of Covid?
@Emiel1 that doesn’t work day of... this is why I’m usually so fussy about getting contract back quickly.

@Kelly149 You KNOW you're not unnecessarily annoyed. "..is this ok in the new normal lala land of STR in the time of Covid"? Whether or not it's just down to covid era guest behavior, no need to start lowering the bar by accepting it.

what star rating does such a guest merit?
@Kelly149 Not too many that’s for sure. But let me guess...guest comes with great star rating?
@Colleen253 Nope, brand new. Typical, didn’t read, refers to space as ‘unit’ instead of ‘your house’, thinks he’s picked an anonymous hotel room. We’ll see how cleanliness turns out but so far house rules & communication are not good.
Guests like this should be charged tuition for the sheer amount of educating they require. @Kelly149
yeah, @Colleen253 guest education is something the platforms should tackle for sure bc as @Linda108 notes, this kind of behaviour makes hosts wonder if they want to host and if/when I judge this guest for their bad behaviour you can be certain they won't like it and won't want to return to the platform. (I of course don't care, bc I certainly don't want them back here again!! but if they're frustrated enough or if the next host doesn't want them bc of a bad review then the platform loses out)
Maybe if ABB put some effort into an "Ideal Guest Protocol" with 5 easy steps for guests to commit to then we could be getting somewhere useful!
@Kelly149 There is something of a wierdness in STR land at the moment.
I just had an inquiry for 3 days from someone who was travelling with a family member, but wanted to know if she could invite another local family member over. I don't allow visitors due to local covid restrictions.
Also, it turns out, the guest would be coming in from a state currently on our 14 day quarantine list. I mentioned it, noticing what state is listed under "lives in", thinking, perhaps, they didn't have the latest travel list, and the guest just said "yes, we are aware".
Luckily, it was just an inquiry.

There's obviously two pandemics going on. One is Covid, the other one hasn't been named yet, but it involves a loss of brain function.
@Sarah977 Yes!!! Guest #2 of the pair was turning over rocks & door mats trying to figure out how to open the door. The keypad apparently was just for show
@Kelly149 Of course the guest deserves low marks for communication, but we never know how to actually review until the stay is over.
I guess if you're offering parking, and the guest count is accurate, it's no loss to you if someone decides to sleep in their car instead of the house. A fly on the wall might enjoy the Sam Shepard play that seems to be happening between these guests; too bad you'll only get to experience the cleanup.
