Beta moderate-Non-refundable restrictions

Has anyone else been told guests can only opt in for the non-refundable rate if the reservation is between 7-60 days of booking?  I see this no where on the website and it is very frustrating.  At a minimum this information should be clear to hosts up front. And why does Airbnb impose these restrictions?

@Donald220 Thats a new one on me. More importantly do you know that guests can still get a full refund under the Extenuating Circumstances policy even if they choose non refundable?

@Mike-And-Jane0 Yep, and that would make more sense if they allowed bookings more than 60 days out. Within a 60 days “extenuating circumstances” should be extremely rare.

I applied the beta non-refundable rate after reopening the AirBnB in August. It has applied to all my guests, regardless of the number of nights.

I also offer a 10% weekly discount but I want to stop one of them. Since the Extenuating Circumstances policy is basically ending in January, I tend to think the non-refundable policy is better.

Any feedback?

Thank you!

No, there is no information to that effect in any of their statements or explanations about the non-refundable option. I just wasted two hours trying to figure out why that option wasn't appearing on my October listing dates.

QUESTION: Can anyone think of a plausible reason for this restriction or is it as idiotic as it seems to me to be?
