Hello! I became a first time host in December of 2024 so I am fresh.  I am enjoying the process so far and find it very rewarding.  I do have a question though.  I just had a guest suggest that I leave a personal email or phone number so I can be reached easier.  I currently use the Airbnb messaging only and have a response rate of less than 30 minutes.  What are your thoughts on this?

@Julie6722   I  provide an emergency email address and a phone number to my guests.  BUT that email address is my business email as is the phone number.  It is NOT my personal email or phone number.  Guests are also advised as to the business hours when I can be reached, which is generally 8 am to 8 pm.  I do read their emails and texts after hours but will only respond in the case of a dire emergency (and there have been a few).  

 

I provide the email and phone number so that guests will reach out to me before trying to obtain help from AirBnB CS. If you are comfortable with the AirBnB messaging, tell your guests that that is how they can reach you.

My phone number is on the first page of my house info book - saves guests having to go into the Airbnb app to find it in case of an emergency.  I also mention I'm on WhatsApp to avoid roaming charges for my foreign guests but so far have found that guests don't abuse it! 

 

I contact guests through the message system though to check in on them after their first night and the day before check-out.

Hi @Julie6722 

The guest already has your phone number. Sometimes guests don't realise that it's in the reservation, just below the Message button. They can use it in emergencies, but it's better for everyone to keep communication in the app as far as practical (as you've been doing).
