Thank you all so much for your kind responses to my inquiry. I did in the end decide to charge a nominal monthly charge for use of the garage for my long term guests who ask. The garage is otherwise not available.

I personally would not charge for it. I allow access to my garage for parking. I would not like to stay somewhere it is closed off or wants me to pay extra.

@Elisa tagged me to weigh in on this. Where I live we wouldn't (and don't) charge extra for a garage, but here it's very much expected that a house is rented with a garage. However, the fact that you're asking means in your area garages are probably not necessarily used for overnight parking. Still, it's hard for me to see how to justify an extra charge - its use wouldn't really add to your expenses. My feeling is perhaps rather throw it in for free and use it as a selling point to attract guests and get good reviews. If it's not expected in your neigbourhood, perhaps it could make your place really stand out? Hope it helps a bit!

I wouldn't charge extra for use of a garage. I believe this added benefit would increase the safety of the tenant. I would, however, charge for the charge of the remote should the guest misplace it or lose it.

Well all of us are actually renting space online. Just like super markets who don’t sell any products but space.
in that sense each and every space needs to be charged separately including kitchen bed and so on so forth.
However, our host(airbnb)at the beginning when we fill ask us a question if we rent entire property and we have no choice but to select from limited options and then we keep on adding features including garage.
I have seen in some apps there was a choice of parking fee paid or free for guest.
I feel choice is upto the host to decide if they would opt for it ofcourse within the ambit of saleability of the property

I would try and simplify what you are offering as charging for your space 'excluding' the garage I feel is a bit off putting. If you are happy for your garage to be included with your space for guest parking then adjust the price overall of your listing to reflect this added amenity and make it available for everyone wether they use it or not.

Hi! I offer my underground parking space as “optional” so that means guests who don’t want/don’t need to use it can save the money. Those who really need it then pay a flat fee for the whole stay. As the parking doesn’t cost me anything, it’s just a little extra income I get and the guest feels is also a cheap deal (cheaper than public parkings). I use the request money option and then I add there all the info about the parking (like don’t leave valuables or visible bags inside etc). I hope it helps.

I offer free parking space - I was thinking of charging for that but at the end I decided against it.
I do get more bookings just because there is a parking space.

If it's a snowy area of CO I'd certainly consider it an extra luxury amenity worthy of some nominal charge because it is the loss of space for you.
