Help… Long term guest destroyed my home

This is long—- I’m sorry—- but it’s crazy and I need help!
Had a guest in my place for approximately 7-8 months. He’s some sort of a traveling nurse who normally stays in hotels. He had a longer term contract here and his company allowed him to use Airbnb. He’s a super nice guy. We were friendly. His job is very physically and emotionally draining and I understood that.  I bent over backwards to make things as easy as possible for him… blocked out dates while he was waiting on word about transfers, gave a monthly discount, even had to cancel a reservation when he forgot to extend his stay on the site… which cost me money and a review.
So, when he left, I was stunned, horrified, angry and heartbroken by the state I found my home in. I’m sure I should have done things differently while he was here and I absolutely will in the future, but based on the friendly and consistent communication, I didn’t think I had much to worry about.

In the 7-8 months he was here, I don’t think one surface was cleaned or even just wiped.  The floors are covered in stuck on food, uneaten food on plates was sitting on the floor next to the broken bed. Unfinished milk containers on the floor in the bedroom rotting and growing, clogged dishwasher (likely months ago) was full of VERY dirty dishes… the smell…ugh. Sink was also full of filthy, food covered dishes. ALL my linens are disgusting  or missing. What looks like vomit and feces on comforters that are still here. Coffee table damaged and covered in something sticky. Filters to the heat/AC unit NEVER cleaned which backed up the system, clogged lines and caused water to leak inside- destroyed drywall and left massive patches of MOLD. I’m sure there’s mold growing in the unit itself too.  I’m not sure the stove can be cleaned. Walls, cabinets, drawers of the entire house are filthy. Both mattress are covered in stains of some sort. He is also a VERY large man and broke both bed frames and left massive divots in both mattresses. Same with the couch and living room chair. The list goes on and on and on.
I’ve been so overwhelmed with what needs to be done that I’m just stuck and in shock. I’ve sat down to get a rough calculation on what it will cost me to get it back on the market and I’ve come up with a minimum of 5k- and most of that doesn’t include the cost labor for things I can do myself…(I’m a contractor) although I don’t want to and really don’t have the time.
Every time I’m here to work, I find yet another thing that is broken, missing or filthy.

I’ve been in touch with him and he’s has responded. He’s ashamed and feels bad. He has given me a total of $1100 since he left to help cover costs but that’s a drop in the bucket. Airbnb wants me to request money from him for damages by listing every single issue in a separate request form. Those forms have a limit of 50 characters. The time it would take me to list each issue one by one would be astronomical and I wouldn’t know where to begin. Every second I’m wasting on fixing things is costing me even more in lost income.

So, that’s my issue. ANY and all help this community can offer would be invaluable. I’m at a complete loss.

Thank you so so much- in advance (and for reading this far!)
