Unfair Guest Review

Hi, I have a beautiful but quirky loft apartment in Mallorca. My license to rent only allows me to do so for 2 months of the year so is limited opportunity, I fully understand the benefit of reviews but I have had 2 recently where i think the guests have been most unfair. I brought the first one to the attention of AIRBNB but they said would not remove it. I have not raised the 2nd one with AIRBNB as feel it will be a waste of time. What gets me is when guests don't read the detail of the lsiting and then review it badly after. So for example my 3rd bedroom is listed as having no air con and lacking total privacy, but then the guest gives 3 star review citing no aircon in 3rd bedroom. Another example is to get to my private pool you have to wal 3 minutes around to the back of the property. This is mentioned in the listing but guest complained about it and 3 star. And finally a mention of a light bulb not working in the kitchen. Why didnt they mention it at the time and could have been resolved. New guests often just look at the scoring and dont read the review blarb.

These 2 reviews will have a detrimental impact on future bookings and so I am now having to consider leaving AIRBNB for another platform

@Ralph5 Perhaps advertise it as a 2 bedroom place?

The point is that my listing is fair transparent and clear. But is not fair if guest leaves a 3 star review when clearly not read the listing details.

And furthermore not fair of they have a concern when there but don't raise it at the time.

@Ralph5 Sadly if you want fair then life just isn't.

Even if something is mentioned in the listing a guest can still refer to it in the review. They are not saying they weren't expecting it just that they found it annoying/irritating.

My suggestion was all about under promising and over delivering.
