Hi @Jose9118 ,
Here's how you can adjust the price for a monthly rental:
-
Open Your Listing:
- Log in to your Airbnb account and go to Listings.
- Select the listing you want to adjust the pricing for.
-
Navigate to Pricing Settings:
- Click on Pricing and Availability.
- Select Length of Stay Pricing or Monthly Discounts.
-
Set a Monthly Discount:
- Airbnb allows you to set discounts for stays of 28 nights or more.
- Add a percentage discount under the Monthly Discount section. This applies automatically when someone books for a full month.
-
Adjust the Nightly Rate:
- Alternatively, you can manually adjust the nightly price for specific dates.
- Go to the Calendar tab, select the dates, and set the adjusted price.
-
Offer a Custom Rate:
- If a guest sends an inquiry for a monthly stay, you can offer a Special Offer with the adjusted price:
- Open the guest’s inquiry.
- Click Send Special Offer and enter the total adjusted amount for the stay.
-
Review Market Trends:
- Use tools like PriceLabs, Wheelhouse, or Airbnb’s Smart Pricing to ensure your monthly rate is competitive and attractive.
You may also want to consider the following:
- Utilities and Maintenance: Factor in extra costs like electricity, water, and cleaning fees if applicable.
- Long-Term Policies: Set clear house rules and security deposit expectations for extended stays.
- Minimum Stay Requirements: Ensure your settings allow for bookings of 28 nights or longer.
I hope this helps.
All the best,
Upfish Management
