Best size space for occupancy and income

Just a quick bit of advice please - thank you 🙏 

I have two options:

Airbnb my 5 x double bedroom house as an entire house listing (in a tourist town) for 8-9 people.

Or the top level of the same house rented as 2 x private rooms with dedicated bathroom. Plus a a self contained unit 2x   bedroom  with kitchenette and shower room?
