Why does my manager want me to pay all the fee and the guest to pay no fee?

My manager wants me (the owner) to pay 14% host service fee and the guest to pay no fee? Why does he want me to pay all the fee?

We chose the simplified fee (we pay everything) to make it more consistent with other platforms. As long as you raise prices to cover it, it makes no difference to the guest. 

 

I wouldn't be quick to say it increases bookings, but it does make it easier to have consistent pricing on all platforms, and for us, it makes tax accounting a bit easier. 

 

But you have to decide for yourself what is best for you. 

 

We had a channel manager once. Found it was a waste of money.  But again, your situation may be different

I took a look at your listing and yes, you do in fact pay the fee and guests do see this and many will book your place over listings that charge a service fee.  This is called Simplified Pricing and you can read more about it here: https://www.airbnb.ie/e/commissione-semplificata-guida

 

Many believe that by paying the entire fee that more will book with you.  I would say the jury is out on this as I myself tried Simplified Pricing for a little while to see if it would increase my bookings and in my opinion it did not.  If you do continue with this, you can certainly build this into your nightly price.  I also would like to point out however that if you are going to pay the service fee and if this is your manager's rationalle, you may want to pay the cleaning fee as well and build that into your nightly price.  I did a test booking for two nights and the cleaning fee is almost equal to the 2 nights of the trip.  This is really just feedback.

If you have se a channel manager you need to pay the guest fee but you should make sure you've increased your rates proportionally to cover the extra costs @Charlene272

@Charlene272 the choices are guest pays 14.2%+tax and host pays 3%+tax or under simplified pricing the host pays 15%+vat. As the percentages are on different figures the total paid to Airbnb in both cases is about the same (marginally cheaper under simplified pricing). People using channel managers have no choice but to use simplified pricing.
