I am excited to connect with all of you for another Q&A session.
As many of you know, I started Hosting earlier this year with my husband and co-Host, Hugh, and I have learned so much during this time. Specifically how much effort and care goes into being a great Host, and of course a Superhost! I have always been full of admiration for our Host community - my appreciation now for all that you do and are able to achieve is even deeper!
On November 8, Airbnb CEO Brian Chesky announced the 2023 Winter Release, which includes significant upgrades to the Host experience such as new tools to manage and showcase your listings and coming soon will be upgraded pricing features. As with all our releases, the product innovations have been directly influenced by the feedback we hear from our Host community.
And I am sure you won’t be surprised to hear I am now one of those voices of feedback!
So it has been such a pleasant surprise to see the new Listings tab: how easy and intuitive it is to add amenities; how much easier it is to remove old listings that were never published and of course the photo tour! If you have not yet explored the changes, I really encourage everyone to give it a try.
As I said earlier, we're always listening to your feedback and we received great questions during our last Q&A session in May. I’d love to hear from you again and I invite you to ask me any questions you might have about this most recent release

Just a few observations:
AI Photo Tour
Love the concept! I think Hosts would really appreciate the ability to re-order all photos; not just the first 5. Also, Hosts need the ability to re-order how the rooms appear (currently living room is first). Many Hosts would like to highlight specific rooms/amenities that showcase their best amenities; this isn’t always the living room. Otherwise, guests may stop scrolling and perhaps miss what the Host considers their best room/feature. This could lead to a missed opportunity for the guest to book.
Smart Lock Integration
Great feature! Looks like currently 3 smart lock manufacturers are available for this, so Hosts using models different than the 3 mentioned won't be able to use this feature? Will more models be added? Also, I know Schlage codes can be 6-digits, but the interface only allows 4-digits? Those Hosts who currently use a 6-digit code won't be able to use this feature unless they go thru an entire reset of their lock and all the existing codes they have setup. Schlage will not allow you to mix 4-digit and 6-digit codes. When the lock is setup, the owner has to choose their master code and all other codes must follow. If the owner chooses 4-digits, then all future codes must be 4-digits. If the owner chooses 6-digits, then all other codes must be 6-digits. I believe this can be changed, but it's very cumbersome.
Amenities
I do like the new features here. However, I agree with other Hosts that it's hard to keep up with new amenities that might be added by Airbnb that we are not aware of. We might actually have those amenities, but are not notified when Airbnb adds them to the list? I have seen the "new" callout feature on the amenities list we currently have. It is relatively easy to scroll down and see the "new" callout. With the new feature, will Airbnb add a box or callout at the top that indicates a new feature has been added to a room? This would allow Hosts to easily find the "new" amenity without going thru every room to see if something has been added?
Guest Favorite vs SuperHost
Seems like guests are already commenting they want the ability to search by SuperHost status? That has been removed and only Guest Favorite remains as a filter? Also, it doesn't seem like the thumbnail photo includes both the "Guest Favorite" and "SuperHost" callouts? Suggest if the listing and Host qualify for both, both callouts should appear on the thumbnail. Guests are familiar with the SuperHost terminology, but not necessarily the new "Guest Favorite" terminology.
Arrival Guide Preview
Love this! This will allow Hosts to “speak the same language” when conversing with guests regarding what they see on the App. Previously, this was difficult, if not impossible to do.

@Catherine-Powell I am one of the few hosts here that likes the “Guest favorite” label and concept. It helps our individual hosts since it’s locational oriented and it doesn’t give corporate hosts any benefit. it helps set “affordability” too.
My question related to the “guest favorite” label is, does Airbnb consider host initiated damage claim as part of the customer service quality issue?
Will a host not get a “guest favorite” label if she has more damage claims than other hosts?
Will deleted reviews and deleted listing issues be included in the label algorithm calculation?
Will Airbnb cancellation be included as part of the cancellation rate calculation/algorithm ?

I'm having difficulties with the photos.
I tried to place them in a certain order, but the Tour is completely wrong. Almost all the old photos are placed in the labelled rooms of the house (bedroom, bathroom, kitchen, etc) - but I didn't do it - and all the new photos (recently made by Airbnb) are at the end, all together, with no sense, under the label of Additional photos. Why?
I'd like to put the new living room's photos beside the only one that I had. How can I?

Hi @Susanna0 ! Thank you for sharing your concerns with us and I am sorry to hear that the photo arrangement is a bit different than you expected.
Regarding photo-tours, I wanted to share an article about Updating your cover photo and Reordering photos which might help you a bit with the issue you are facing : Within the photo tour, you can reorder the first five photos on your cover page. Simply tap all photos, then drag photos in the order you prefer. Your changes will be saved automatically. Although, this can be achieved only through desktop.
Have you tried out the above solution? If you would like to disable it, you can also reach out to the Customer Support team to have it removed. They would be able to help you out with this! Do keep us posted on how it goes!

In fact, in my panel I see my photos in the right order; but if I look at the preview as a guest, it's a mess.

I'm super excited for the smart lock integrations. One feature I love about my smart lock is the code history. Did the guest check in or not? If so, what time? When did they check out? Did they check out really late? Did they lock the door? It would be so useful at times for customer service to see this themselves so that we don't have to provide screenshots. I know we'll be able to allow the guest a buffer window after check out so they don't get locked out while loading up their car. But, I once had a guest arrive a night early because I sent them the code the night before. Another arrived while we were still cleaning because I sent it at noon. Now I don't send it until one hour before to avoid this from happening or the unit not being ready. The question I have is will hosts be able to control how soon before check in a guest will be given our code?
Hi @Veronica824 ! Thank you for sharing your excitement about the new updates for smart lock integrations🔒. Based on the experience you shared, it does make sense to have the ability for when a code should be sent to guests.
On a side note, many new Hosts on our Community Center ask for recommendations related to reliable smart locks. Do you have any suggestions for such new members? Which one do you use?
Hi Bhumika, we've been using Yale Nest locks since we bought our home in 2019. We started with the entry door obviously, but since that time we've also added one to our housekeeping supply room and utility room. We have different codes set up and give them labels in the app. "Cleaners" "HVAC" "Handyman" "AirbnbGuest" "Uncle Joe" so that we know who is using which lock. The History tab for each lock is also useful. You can see if a guest truly checked-in and if yes what time they checked in. When was the last time the door code was used? Was is used after check-out? If so when? The remote access to locks is important. Once a guest tripped a breaker so we were able to unlock the door to the utility room using our cellphone and directed the guest to the breaker panel to turn it back on. You can lock and unlock doors remotely. If a guest forgets to lock your front door you can do that remotely. The only issue is when they don't actually close the door and leave it wide open. Sure, you can lock the door, but the door is still wide open.
