yes this is a great why to protect your ratings and your property. I also include the NO Smoking on premises are subject to a min of $200 fee. I want to be clear on what is expected and what the consequences are, if the rules are violated.
Where do you put the smoking fee? And how do you enforce that?

I did this some time ago, and added many things that have been ignored, even though they have to agree to the house rules before booking as I understand? I print the house manual off and leave in the room, but it is often not read. I changed the WIFI password to the back page to encourage them to read it and they still don't! It's a bit frustrating because then when they don't follow those rules, you have to become a bit of a nag about what seems like nothing to them. This has been the biggest issue for me in doing Airbnb!
We've use an online app that allows us to give loads of information to our guests about the house, the area, our favorite restaurants, best shopping etc. We email them a link ahead of time so they can access it anytime before and during their stay, we can update it online and we can delete access after their stay is over. Best of all we have eliminated the need to continually print updated manuals. In the AirBNB manual section we just put "Please refer to the online manual sent to you earlier" . We have received lots of positive comments from our guests about it.
I need to work on wording in my "manual" to prevent the difficulties I had with my last guests. The only problems I've had were with guests who do not follow the house rules. It is always having a party which I strictly forbid, using food not desinated for guests, and sneaking additional people in.
I am renting my living space and staying in a small basement apartment so I am aware of all these things. In my house rules I say, " please text me when you leave so I know it is ok to come up". It is posted in the house in two highly visable places and yet many do not text.
Should I text house rules to them? Should I do this verbally before I accept them as tenants? What do you do when you discover they had unauthorized or vetted friends in without permission and without paying extra?
Seriously? Not helpful. Lured in with a promise to learn how to make more money and better protect my home from damage..... I don't see either of those things in the article.
The house manual is a must have for host. I would like to see this feture go one step further though. I have a wood stove in my house and last week when guest tried to use it, smoke filled the room. I had already typed out instructions on how to use the stove in the house manual but the guest turned the worng lever to open the chiminy damper because of similer looking levers. It would be great if I could add pictures with circles and arrows showing them exaxtly which lever I was refering to. Please concider adding this feture to the house manual.
