Adding a above ground pool

Hi I have been a host with Airbnb since 2019 and have multiple properties used for vacation rentals and have always shied away from adding a pool. I have been considering adding a above ground pool to one of my properties and I'm wondering if anyone has advice concerning properties having pools vs no pools. Also has anyone added a pool later to their property and seen increased revenue and or increased bookings?

My own personal preference is no pool. The liability in where I live is way to high & Illinois is a very litigious state that more often than not side with the ‘victim’.  Where I live to live on waterfront property will costliness  $15,000 more in taxes  if you otherwise lived in the same house  off the water.  Plus insurance factor: 
I so far do not allows pets as the insurance added to that made my premium way too high. I use State Farm. Why I have asked because I’m unable to provide breed specifics for each guest. Bully breeds, Labs. Dobe & Rotties will increase my premiums substantially. I think breed specific pricing is unfair but an ongoing battle in Illinois. .

Thank you @Bettye6  I tend to lead towards your thinking as well since I haven't move forward with getting one but it did seem like the ability to charge more per night does seem to be there. Thank you for your insight and sharing.

Have you decided on adding an above-ground pool already or are still contemplating having it added later to your property?

@Bruce630, We had a guest who decided to bring their own above ground pool (without our knowledge or consent) and started filling it using our kitchen faucet and a few water pitchers. 

I was alerted by neighbors. Just when I thought I'd seen it all. 

I purposely do not even supply a garden hose - because I know a lot of adults don't watch their kids, and I don't want a flooded basement.

I reached out to AB&B to handle it from there because I know that no insurance co. nor aircover would cover me liability-wise if anyone was injured. 

The guest left as scheduled, upset with me. *Sigh*

They didn't even leave me a review, or a "Thank You" or a "I'm sorry about your soggy backyard" note.
