Can I live in my basement and rent out top of house?

I have a basement with a private entrance. Could I AIRBNB the top of the house? I wouldn't give guests basement access. The basement is not zoned as its own private residence.t

@Michael6087 If zoning laws allow it then yes. just make it clear in the listing what the guest can expect (shared drive, garden etc.)
