Critique my listing- Amber in Nashville, TN

Hi everyone! I've recently returned to hosting after a three year hiatus. Years ago our home was one of the larger properties available (at the time we slept 12) at the same time that Airbnb began to take off in Nashville. As such, our bookings were constant and occupancy was never an issue. We've been live for a week and had two separate bookings for one night stays. I would appreciate feedback on how to increase our visibility (we currently only show up in the map view, not the listings) in order to increase our bookings. Thanks in advance for your feedback!

Great place, beautifully done and the photography is exquisite.

 

About the only thing I would is rethink is dropping it to 6 (not 😎 persons. I see you been at it for a long time (-2020)  without incident, but the world has changed somewhat since. Allowing 1-8 to pay the same absolute price would get me nervous for 2 reasons: it may be too inexpensive for so many people and when there is no progressive scale in price, the 3rd & 4th couple invited may not fit the place as well as the 1st & 2nd ones. Usually they tend to be fillings, thus 'different'. Catering / Cleaning a place accommodating 8 people, we have noticed becomes exponential tougher after 6 people.

 

I would make it $299 first 4 guests, $50 per person the next 2 and when only asked about the 4th bedroom, allow exceptions after having the benefits of 'interviewing' the applicants.

Hi Fred! Thank you so much taking the time to respond. Your feedback makes so much sense and aligns with the two bookings we have had (which are both groups of six). I'm going to start researching now, but do you happen to know if it's possible to do this when using PriceLabs?

Not familiar with PriceLabs, though looked at it many times. It couldn't hurt to  experiment with a few if not being filled enough. These are awkward times in hosting and a bit volatile, a bit of patience till the dust settles is a requirement.
