Critique my listing, Cogan Station, PA

Hello everyone,

I just started hosting my boathouse a month ago and have had a good start. I got 7 bookings right away and now it has slowed down a bit. Recently a guest left a lovely review and mentioned that it looks better than in the pictures. Are my pictures okay? I am a new host so ANY feedback at all on anything would be greatly appreciated!

Hi Brittany -

Welcome to Airbnb hosting! What an amazing place you have!  Wow!

I think your place looks incredible!  Your pictures are spot on.  Great job! 

As for bookings, my experience has been,  they come in waves.  The important part is that you have had great reviews, and you will have more, just be patient. 

I have a few small suggestions:

Maybe provide a bit more detail.   Use the "The Space" section to tell the reader a bit more about the bedrooms, living room, and other parts of the house.  Describe the pictures that we are seeing.  It will make your listing pop! 

Also detail water activities - do you have a canoe for guest use, or anything that the guests can use to access the water? Fishing poles?   

As for your "Listing Title", keep an eye on seasons of the year... as you want to change your title for Spring, Summer, and Winter - as there won't be fall foliage year round!

Hi Brittany - great spot! Lovely listing. Much success to you. I'd say you are well on your way.

Here's a bit of feedback:

- look at your listing on a web browser and see how the first 5 photos show up together. Guests see these initially and it is nice to show 5 different spaces. You currently have duplicates (two of what look like the same bedroom and two (very nice) exterior shots. I L O V E the photo with of the gazebo at night - this would be lovely in the first 5 arrangement.

- any exterior photos with snow? any evening photos with exterior lights ablaze? You can showcase summer photos then swap for other seasonal exterior photos to keep your listing fresh. I swap out my lead photo every quarter with a different view of the main exterior shot. 

- you have some really good content to focus on in your reviews. I would mine this to strategically add to your details. For example, this quote is awesome, "The boat house is unbelievably unique - high ceilings, great views from every room - cozy and aesthetically calming and nurturing."  I would add this quote to the listing as a direct quote. You want to be wary about being over the top about your listing but since this is guest perspective it is very meaningful. Another review mentions fishing - would love more about this including photos. I regularly re-hash my content to reflect what is being conveyed in reviews - this is my best insight into what resonates with guests.
