Dear community,
I have recently opened my 3 bedroom villa with pool and am getting very few bookings. When I check in incognito mode, my listing is on the very last page or doesn't show up at all (even when the map includes my property location)
When I opened my first villa (1 bedroom) I got lots of views in the first weeks which allowed me to build a strong 5* rating and I think that's what now keeps bringing people in.
However for the 3 bedroom, I don't know how to get started if I'm already ranked last while still New and without reviews...
Any suggestions to improve my listing would be so very much appreciated 🙏

From design and comfort standpoint ~
I would love to see more appliances on the kitchen counter,
At the least perhaps a tea cattle or Coffe maker, maybe some cutting boards and a plant to breathe a bit of life into the sleek gorgeous simplistic design
I would love to see some large rugs by the beds to give it a more cozy and grounded feel
You can add descriptions to the photos, that would be very helpful and great for SEO and you can share more details about the property this way
In the description I would also add specific spaces like:
KITCHEN
***description
LIVING ROOM
***description
POOL AREA
***description
ETC - so its easier to navigate the description

Perhaps you moved up since posting, as you got a recent 5-star review. The position is excellent, as I only put in the area and 6 guests, no dates.
I noticed that your pricing is the same for 1 to 6 guests. I also like the simple way of pricing, but it's possible that you may be cheap for large groups and expensive for smaller groups. It's something that you can perhaps keep an eye on and see whether it works best to have one standard price, or an extra-guest fee after a certain number of guests.

I like your additional rule very smart and polite way to say no.
For me I had some confusion.
I got the feeling though if my group of 6 adults or 6 family members is not always harmonious maybe we aren't good enough.
I may have times where someone laughs too loud or squeals in delight.
That is a lot of stress to commit to 6 tranquil people for 7 days.

Such a magic place you have! I have been in Bali many years ago and I can assume this place transmit the vibe of the region. I love the pictures and all the information you have shared, very completed.
I have started to co-host a new listing in December 2024, and those first months are essential to set the kind of experiences you want your guests to have. Each case is a case, but some points based on my experience:
1. Understand your audience, who are the people you want to host? Shape your listing around it, and make it attractive for them.
2. Set prices based on the high and low seasons, also customize the price based on the amount of guests.
3. Make your guests feel the energy of your place! Every single guest I treat as they are close friends who I want to ensure they live their best experience providing tips, leaving some good treats, and be online available for them during all the experience. Ensure they know you care.
Besides that, promoting it online on social media / google maps, so people can find your airbnb in others searches too. I wish you a great start in this experience, it seems promising, I would choose your place next time I go to Bali.

You're especially right about the rugs and cozyness! It's a bit challenging to find fabrics that don't get mouldy in Bali 😞 But I do agree we need more textiles..
