“Critique my listing - (Diane, Norfolk, Uk)”

Hi, I would love to have my listing critiqued please.   We always have great reviews but our enquiries have really dropped off, and are now few and far between.  Part of this is my fault as I've been slow to respond, which I'll sort out.  The other issue is pricing; can we split pricing into 3 unique prices now please i.e. a weekly price, a weekend price, and a midweek price?  I think at present the weekly price is simple the total sum of the weekend and midweek prices added together; resulting in a higher weekly price than normal.  

 

I'd love to know what I can do to increase my bookings.  I'm currently with an agent and so I have to use the 'accept / decline' functionality.

@Stacey34  My instincts tell me this: you have a fantastic upscale place, fabulous setting and your price reflects that reality. Price may not be as much as a deciding factor for the clientele you are catering to.

 

The present slower pace of bookings may be a misnomer, maybe more a reflection of the economically-nervous times than cost. I get the impression people are more hesitant to commit than normal. If so, getting into such discounting may be unnecessary and too complicated.

 

P.S. We are in the $900-$1200 range, I went up for next year, crickets most of the summer, surely had to be a correlation. In the last two weeks we started filling up quickly; perhaps more because 2024 is coming up soon vs. price. No one has mentioned price.

@Stacey34 If you have a weekday and a weekend price you can add a discount to the weekly price to make this more attractive.

The way Airbnb's search algorithm seems to work is that you get a higher position if you take more bookings. If you are with another platform then perhaps this is damaging your chances of getting Airbnb bookings.
