Critique my listing - Neil in Lincoln City, Oregon, US

I bought an existing Airbnb house on the Oregon Coast. It was being managed by Vacasa and the property was doing very well. The challenge I have is since the change in ownership - the previous Airbnb listing is gone along with the reviews. I've also upgraded the place quite significantly, but I'm a new host and don't have any reviews. Do you folks think I should mention about the previous listing (it was called Seascape) in my description? How do I best proceed?

Hi @Neil716,

 

Could you talk to the former owner and have them transfer the airbnb listing to your name? They may not do it as they are not currently managing it but I had a host who sold his home and he transferred his entire listing, reviews and all to the new owner. It may be worth a shot…

I tried that when I was buying the property. But, I was told that airbnb does not transfer listings. So didn't pursue. Now the old listing is going. But, I can double check with Vacasa.

Sorry for the delay in suggestions, I meant to get back to your listing but kept getting interrupted by my son!

 

I think it could be helpful to say this was a former Airbnb listing called x and I have remodeled and updated the amenities and look forward to welcoming new and returning guests to the space!

 

Here are some suggestions:

1. I like pic 7 or 9 for the profile photo, because it shows the view through the window, the window with a deck behind and the fireplace and the high ceilings.

 

2. Do a speed test for your listing (it’s an option on airbnb) and  it will be highlighted on the front page that you have hi wifi speed.

 

3. You may want to list a maximum amount of pets you allow it says $100/pet but I read a horror story of someone who paid for one pet and showed up with five. You also may want to say something like please keep pets off furniture or beds (I’ve seen some hosts say this but it’s up to your discretion), I’ve even seen some say pets under x lbs allowed. Please pick up after your pets, there are extra doggie poo bags under the kitchen sink for use, etc. So it depends - just some things to consider for your listing. 

4. Your listing is beautiful and mostly white. It can be a preference but I tend to have some color whether it’s a decorative pillow (you do have a blue one on the beds and that was nice) or a nature photograph on the wall, a vase of flowers in the kitchen or a colorful fruit bowl or vase on the counter. Real plants are always nice but there is a post about real vs fake plants and some hosts buy realistic looking fake plants to decorate their space. I have a real peace lily and African violet in our space that are low key easy to care for plants that I need to water 1x/week. There are some like the snake plants that can go weeks without watering. 

5. Writing out the local attraction, distance and how long to walk or drive is always nice for those not familiar with the place.

 

Nearest grocery store: x miles, x min drive.

 

Nearest beach (name of the beach): x miles, x min walk or drive.

 

Nearest restaurants, gardens, park, towns nearby, etc you get the idea…

 

5. If you have a listing price and do dynamic pricing then offer a promotion, it is easier to get people to book and reviews. You will be highlighted to guests, and the algorithm shows your space more towards the top.

 

Looking at similar listings in the app via the insights, number of views and scrolling to the bottom will show similar listings, on the app, checking a few dates on your host calendar and going to the bottom there is an option to view unbooked or booked listings in your area for that same time to check if it’s generally a lower booking time or what they may be offering that you don’t (better pics, promotions, amenities, price is better, etc).

 

You can also log out of Airbnb and look as a potential guest to see what page you show up when looking for a place in your area.
