Critique my listing - New Bern, NC

Yes, a differentiating factor was exactly what I was going for.

Both in the colors and the and the furnishings. Plus I am a huge fan of mid-century modern myself and this is our vacation home in addition to being an Airbnb. 

Most of the other listings in this area either went with a beach theme or seem overly reliant or greige as a safe color choice.

Only time will tell, but I have been receiving booking since first putting it up and have been tweaking iever since..

I love the idea of sending out a questionnaire prior to their arrival! I already use Google forms so this is super simple things to implement.

I will mention something that you may already do anyway, but...  

A lot of folks, me included, wish to collect email addresses so that we can start building a marketing list list. 

For my Wi-Fi sign in. I have a QR code that takes them to a Google form that only asks two questions: their email address and whether or not they want to opt in.. Once they answer, the answer page pops up that gives them the Wi-Fi information.

Seems like a lot of people are paying for stayfi, but this works very well very well for me and is free.

I thought I would share this here with the community, especially with  those kind enough to be critiquing my listing.

Hi There, 

I enjoyed reading through the comments here and reviewing your listing. It looks really good and I honestly couldn't think of ways to improve - you have clearly done your research. In fact I was making notes ( as I'm new at hosting also!!) I think its smart to add digital notes on your photos. As a mom I did laugh at how you said "releasing your pets or children" lol - If you are wanting to attract family with children maybe a toy box ( outdoors) would be something to add if you don't already have - like a football, hoops, you know easy things to play with for kids and pets -it doesn't have to be new stuff - easily collected at garage sales!... as a mom I usually note those extra things that are provided that means I don't have to drag it all with me! But I couldn't think of anything else. Great job!

@Carrie643 That is a great idea on the used toys!  I could stash some sort of toy bin under the carport.
