The review average of 4.6 is what is hurting you.
You have a few good review in comments but rated a 4, that hurts your listing. You need to figure out why?
The angry guests, we all get, but I try and do two things when that happens to me that has helped.
I don't change the rule they broke but if they did others will. I reevaluate the way that I called attention to the broken rule. Can I enforce with less Guest hostility. Usually I can because it is just keeping my irritation at the rule breaker to myself, this is not a personal relationship this is a business transaction.
Same goes to my responses to reviews. Sometimes yes the Guest is being a jerk. I had a Guest who knew I smoked. It is in my listing but I always make sure noticed before acceptance. Give me a 3 on cleanliness, he said being honest because he could smell my cigarettes. An Airbnb Host. so even more I was fit to be tied. Privately I told him not honest. Publicly all I said was his feeling was my cigarette smoking is unclean. As many Hosts warn you are actually speaking to potential Guests.
