Hello, is it ok to list your small multi-family property with each unit as an MTR for one listing and a STR for another listing?

I guess it’s a smart move to give MTR and STR listings on Airbnb their own unique descriptions. These places usually appeal to different kinds of guests and have their own special features. @Sandra5919 yes you can. If you look at our listings we have a 3 bed and the same listing is listed as a 2 bed. You are doing something slightly different but its fine as long as you set it up correctly.

Thank you @Mike-And-Jane0 .  I looked at your listings.  Those are amazing units!  I see you have different names of the listings and your "about this space" is totally different.  Do you link them all together?

@Sandra5919 we did once try to link all the apartments in one 12 person listing but it confused us too much and we didn't really think it would work well for guests. You can only link pairs of calendars so by creating a 2 bed from our 3 bed listing we can't then create a 6 bed listing. Does that make any sense???

@Mike-And-Jane0 Thank you for your response!  That does make sense.  It sounds like it can be a logistical nightmare lol.  I am hoping i can make it work. My mid term stays will not be on insta-book.  And my short term stays will only be open a few days in between bookings b/c my main goal is midterm.  It is a hybrid model.  It still may be challenging;) excited to get started though:)

@Ana1136 Hello Ana, I saw you were talking about duplicate listings.   When you list yours, are they for multifamily properties?  if so, do you change the title of each property or do you just say unit A, B, C?  Also, do you have to change the entire wording of the listing if most of the details are the same?  And do you change the order of the pictures?  I have a 4 unit property that i want to list each unit, and then the 2 units together on either side, and then the whole 4 units together.  Also, I would like to list each one as a mid term rental and a short term rental?  Does this seem plausible? thank you for your help!

I have a 2BR TH that I started off as a 1BR/1.5BTH because I felt my area was over saturated and there weren't many 1BR's at reasonable prices. In addition it gave me a chance to get my feet wet since it was my 1st time hosting. When I eventually opened the 2nd bedroom all I did was link the 2 calendars and made the 2 BR listing the Parent and the 1 BR the child. So if either is booked it blocked the calendar on the other.

 

There are larger listings in my area that have pretty much done the same essentially turning themselves into small hotels. The largest I have found so far lists up to 8 BR individually + whole house for larger groups. So they literally have 9 listings from 1 property. Keeping the whole house calendar open indefinitely and then opening the room calendars 3-4 weeks at a time seems to be the setup most do to manage the "confusion", which makes sense since my 1 BR bookings were usually 2-5 days in advance, but 2 BR were more like 2 weeks in advance. So more people = more advance planning. Regardless AirDNA shows the few that have taken on this strategy to be very successful.
