Guidance on New Long term(monthly) listings in Vellore Village

I am planning to start long term Airbnb (30 days) in Vaughan, Vellore Village area and looking for guidance. I wanted to know how easy/difficult is it. Is it possible to get a tentative occupancy in this region or if any of you have an idea/guess that would great. I really appreciate if you guys can help me with this. Thanks in advance

I meant is there a way we can figure out occupancy % in a specific area?

Yes by doing your market research on supply and demand in your location for your sort of listing. You can check with your local tourist board to see if they have footfall reports you can buy. Use AirDNA. speak to other local hosts etc

In many areas demand is falling and there oversaturated markets.
