How to ask for listing critique on the Community Center (Closed)

Hi everyone,

 

Welcome to the "Ask about your listing" board – I hope you’ve been finding lots of useful information, insights and advice from our community. One of the amazing things about this space is that those starting out on their Hosting journey can get a keen eye on their listing to work out those little niggles and considerations they may not have thought of just yet. We’re more than happy for you to share your listing for this purpose - here’s a guide on how you can do it in a way that makes it easier for your community to find and offer critique:

 

  • Start a conversation to create a topic.
  • Name your topic “Critique my listing - (your name and where you’re from)” for example “Critique my listing - Stephanie in London, UK”.
  • Include your favourite listing picture in the post. This makes the topic stand out more, gives viewers a sense of the type of listing you offer and means your Community Management team can more easily highlight it to the rest of the community.
  • Share something about what your trouble might be at this point in your journey. This might be a lack of bookings, missing house rules, or even your custom URL.
  • Finally, post a link to your listing and add the tag on the thread “listing feedback” and anything else you think is suitable, like the example below:

I just set up this property mid December and bookings were great right out of the gate (January is looking a little light but hoping that will pick up) But please let me know if I should change anything or add/delete anything - I took photos myself (except one from stock photo) I know professional would be better but I think I would like to wait to do those when the weather is warmer and the trees/flowers are blooming

 

I have 5 star reviews so far and would really like to get Superhost status but from what I've read that only gets evaluated every 3 months and Jan 1 is a reset so these past reviews will not count and I start at 0 reviews on Jan 1 and will then need to get 10 reviews between Jan 1 and Mar 31 to become a Superhost?

@Gail677  No, you don't understand how the assessments work. There is no "reset" every 3 months. 

 

The stats used are from the previous 365 days before each assessment date. The January assessment will be based on your stats from Dec. 31, 2020 to Jan. 1, 2022. The April 1st assessment will be based on March 31, 2021 to April 1, 2022, and so on.

 

As far as your photos go, they are basically fine. Some are a bit dark, like the first bedroom photo. 

 

But heavens, why do you have a photo of a dog in your photo gallery when you advertise a pet-free property?!?!?! Get rid of that photo right away.

 

Also, "The space" section is meant to be where you describe the home itself, the layout, the rooms, etc, which you haven't done. 

 

I love the red paint job. Red houses are pretty unique, don't see that often.

@Sarah977  thank you so much - YAY ... I thought you only had 90 days to get the reviews ... So I'll miss the Jan 1 chance because I only have 4 reviews so far but I could make it by April 1 - although I have someone looking to book for 14 weeks starting in February so that'll mean I only have January to get 5 more reviews in to get the designation in April .... maybe I'm too worried about the Superhost designation but I have heard it helps with the algorithm and also with customer service from the platform.  How is Sayulita right now ? I have friends that go often and I have yet to get there!

 

@Gail677  You are still a bit unclear on what your Superhost criteria is based on. The number of reviews you get has nothing to do with it at all. You don't need 10 reviews, you need 10 stays  (or alternatively 3 stays and 100 days, which enables hosts who do longer term bookings to qualify). 

 

Whether all 10 stays bother to leave a review or not is immaterial.

 

P.S. I added a bit of critique to my first response, but you replied while I was adding it.

@Gail677   Don't get too fixated on Superhost status. It isn't that big a deal and hosts who are wrapped up in the concept of acheiving or maintaining it just cause themselves more stress. Fretting about every rating, bending over backwards trying to please demanding, unappreciative guests thinking it will lead to a good review, which it won't, because those types never leave good reviews.

 

Your goal should be getting good guests, making some money, and having as stress-free and enjoyable hosting as possible, not Superhost status. That will come easily on its own, or not. 

@Sarah977  Thanks again - the picture of the dog is a dog that roams the neighborhood and I just want potential guests to be aware since he sometimes shows up in the driveway.  I'll need to go back and look at "the space" section - thanks for pointing it out

@Gail677  Guests tend to look at the photos and the price and not read much of the description. If you have a photo of a dog in your photo gallery, they will assume you are dog-friendly. There's no reason to have a photo of a dog that roams the neighborhood, it just confuses things.

I've not had anyone book through Airbnb as of yet and have taken anothers advice about closely matching my price to one's around me, but not to low. Would appreciate a little expert insight 🙂

Hi there!  I am Stacy in South Carolina.  I am new to Air BNB and hosting, and would love it if I could get some critique on my listing! We always have a lot of interest in people wanting to come visit the farm and see our goats.  We are a small homestead farm and decided to host our camper for guests.

Critique my listing pls 

Hi, Im Kate and Im new on airbnb. I had only 1 reservation and good feedback and now nobody book my flat. Seems its not popular time now. And I have question. I have a breakfast, but by this I forced keep some price for total rent, becouse breakfast is not cheap. But Im not sure that breakfast influence on something in Moscow when everybody can buy food in any time. Maybe need to delete breakfast and make price lower?

@Kate2078  There is no need for you to provide breakfast. Coffee and tea are things most hosts provide, but beyond that, especially if you are located where shops and cafes are convenient, guests can provide for themselves. 

 

As far as not getting any bookings, you have to realize that we are in unusual times- Covid has led to people not travelling like they normally would. 

 

Your apartment looks comfortable and you have written a good description, but 9 guests in a one bathroom place isn't really a great idea. Just because you can cram that many people in doesn't mean you should.

The one bathroom is peculiarity of my country. We never have 2 bathrooms or toulet even in big flats. 2 bathrooms is probably American or European standard I think, or if to combine 2 flats. So I put 9 person if some company wants come together. Last visit was 4 adult men.

@Kate2078  Yes, I understaand that there are different expectations in different parts of the world regarding the number of bathrooms a house has. It's actually kind of ridiculous in North America- many newer houses have as many bathrooms as bedrooms 🙂

@Kate2078 I assume you are leaving a day between bookings for cleaning? If not then you are giving yourself negative 1 hour to clean based on your check in and check out times.
