How to avoid local guests without good reviews?

I have nothing but troubles with local guests. They had parties, wrecked the house, damaged pictures, bed linens, kitchen, and many more things too listed. The bottom line is I would like to see or have the ability to rent on to local people when they have 10 good reviews or more of the last 10 stays, otherwise I absolutely do not want them in my home. Surprisingly Airbnb does not have or offer this feature to host.

 

I understand that we can screen reservation request, but that will slow down respond time from the host, thus the host potentially could loose that reservation. 

 

I would like to see Airbnb offers an option for the host to reject local guest if they do not have X number of good reviews. 

 

Is there any host with me on this issue? How do we escalate this simple solutions to top management at Airbnb?

While I do agree that renting to local guests often can lead to negative experiences however I am sure Airbnb does not offer this as an option as this would likely be a violation of their nondiscrimation policy.  I would also think that a lot of hosts wilt not have 10 reviews.  You will need to rely on your own screening process if you do not want to rent to local guests.

You can set IB so only guests with positive reviews can IB @Denny77 .

 

Do you have CCTV or similar you you can ensure that only guests who book are using your listing ? This will help you identify guests who are bringing in visitors not on the booking to party .

@Denny77 I am afraid you are not doing the basics to avoid parties. Allowing 1 night stays and allowing people to same-day book is a recipe for disaster. Your post suggests you are striving to maximise revenue rather than minimise the risk of parties.

To add - what vetting process do you use to vet guests to ensure they are a good fit for your property @Denny77 

 

I notice you haven't uploaded a photo of yourself nor have you filled in an description of yourself as a host or any background. Doing so will help instil trust in the right sort of guest to book your property. The lack of profile and some of your reviews/low ratings may be attracting the wrong sorts of guests I'm afraid.
