New hosts trying to learn every day.

Hi everyone, may we ask for your feedback to know what do you think and can have idea to add, positively, for our place. What do you think about our pictures and the main description of the place and rules? Another thing is, how long do you spend to get your first booking?

Hi there! First off, I just want to say that your place is absolutely beautiful—really inviting and stylish. I love the atmosphere you’ve created!

Here are a few thoughts to enhance the guest experience and potentially increase bookings:

1. Photos and Atmosphere: Your photos look good, but adding a few that capture different times of day, especially with natural light, would give guests a sense of the space’s mood. Including some lifestyle shots (like a cozy coffee setup or an inviting bed with throw blankets and pillows) can add warmth and personality. A close-up of unique details, like any special décor pieces, can also make the listing stand out.

2. Description and Highlights: Your description is informative, but think about highlighting specific experiences guests can have at your place. Instead of focusing only on features, try painting a picture of what guests will feel or experience while staying there. For example, mentioning the perfect spot for morning coffee, or a cozy evening reading nook, can help guests imagine their stay more vividly.

3. House Rules and Expectations: It’s great to be clear on rules, and presenting them in a friendly, welcoming tone helps guests feel comfortable while understanding the expectations. Instead of long paragraphs, try using short bullet points or icons to keep it easy to read.

4. Extra Touches for a Memorable Stay: Small details, like leaving a welcome note or a guide with local recommendations, can go a long way in making your place feel special. Some hosts leave a small local treat or provide coffee/tea as a gesture of hospitality. It creates a lasting impression and can help you get glowing reviews.

5. Patience with First Bookings: Getting the first booking can take a little time as the listing gains visibility. Many hosts find success by starting with a competitive price for the first few guests to build up positive reviews. Also, don’t hesitate to check out Airbnb’s forums and resources—they can be super helpful!

Your place has so much potential, and I’m sure guests will love it. Best of luck, and hope you have your first booking very soon!

Hi @Brian-and-Clara0,

I think you've got a really lovely place in a great destination.

Being a new host myself, I have a few things to mention that may help:

(i) the photos could benefit from being taken with better lighting and better angels.  The photos with beds in them are spacious while the other photos seem quite busy.  It may be better to focus on one aspect of the photo at one time.  Would you consider publishing less photos and more descriptions to encourage a healthy curiosity? I'm not sure.

(ii) i love that you have given a lot of advice on care and risks, e.g. hot tub, bunk beds, kayaks, swimming, etc.  I feel though, that the potential for hazardous outcomes from a chill-axed stay may dampen the experience.  Perhaps sharing emergency numbers or reassuring guests of a nearby first aid kit nearby or an option for insurance against the kayaks may alleviate some of the anxieties.

Enjoy sharing your love for the place in addition to its history.

All the very best!

Just a heads up...your listing subtitle says you have -0- bathrooms?

You need to add a Bathroom (Room) to your photos in order for this to be corrected.

Wifi Speed

Airbnb has the ability to add your Wifi speed directly to your listing using the App. Go to Amenities under WiFi and you'll see where to add this. Log on to the WiFi network in the listing (I would turn off all devices like smart TVs etc.) and then use the speed test Airbnb provides. You'll get a callout on your listing showing the speed:

Amenities - Still Missing Edits

Looks like some of your amenities are still missing the little pencil icon edits on your Amenities list. I would go through your entire amenties list (click edit at the top right) and add details everywhere you see the little pencil icon:

Hello @Brian-and-Clara0

It is gorgeous!

I have little to add to the others; I have found that a personal , unique style that speaks to you as the host- a picture, painting, pets, all add to the experience- as hosts, we are "better" than hotels (noooo offense meant to hotels); in that we offer a one to one service;  shared cultures and unforgettable memories.

Hope this helps.

All success!

Best

Lana
