How to claim "exempt" on airbnb for brooklyn NYC

I have been analyzing several articles, but it is very confusing to see that only hotels can have it, when you go to search for Airbnb and see that there are different Airbnbs in Brooklyn and they are not hotels and yet they have "exempt"

Seems like you would have to have an exemption (Class B exemption) and be classified as a "multiple dwelling unit" in order to be exempt from STR restrictions:
