I really need you advice and help with that, they are the best quality in the area but cvg is like 0%

Typically, the challenge of renting out a property in large cities comes down to supply and demand. There are simply too many listings, and the competition to be among the 300 listings (15 pages) that Airbnb chooses to display for any given search is fierce. I expected this to be the case here as well, but it isn't—at least not for the first of your three listings.

 

I've chosen to focus on the beautiful listing below for now. I haven't checked the others, but I have a question about this one. Did you know it ranks extremely well? It's ranked number 1 out of 282 listings in the first screenshot:

and when I zoom out to a map view with over 1,000 listings, it's shown on page one, as number 2 listing. I should mention that I'm using the DuckDuckGo browser, which isn’t influenced by history, cookies, etc., so the data should be "clean," so to speak. When I zoom out even further, where there are probably tens of thousands of listings, this one is still on page 3, though I don't have a screenshot of that.

I've actually never seen such a strong ranking in a large city like Cairo before. Before I check your other listings, I'd like to know how long this one has been up. You shouldn't have any problems renting it out—it looks like you've done everything right, or perhaps your Superhost status is giving it a significant boost in Airbnb's search algorithm. The pricing is also on point and competitive.

 

If this listing is new, I’d suggest being patient and allowing a bit of time for your first secure bookings to come in. However, if that's not the case, let me know, and we can explore strategies to improve your ranking on a larger scale.

As someone who is looking at your listings from scratch I am thrown off by all the descriptions and details of the decor. It almost sounds like AI is writing your descriptions. "including a striking woven rug and a distinctive pendant light that adds a touch of bohemian charm." Are you selling decor or an Airbnb. "neutral color palette and natural materials creating calmness. 

 

"Travelers from the US will look mainly at how many reviews were left and want to know this is a "real" listing and in a safe/good location. We're double/triple checking everything. Make the description more human. "Welcome to your new home away from home, with a short 5 minute drive to the Pyramids". .."I have been hosting places in Egypt for 6 months and maintain 4.98 stars" etc.. No need to describe all the decor since people can see how it looks in the pictures. Tell them what they need to hear. Hope this helps!

Just looking at the first listing…I’d definitely have my cover shot be the one with the actual Pyramid in the view. That’s your hero shot right there.  I’d also add descriptions for all your photos, and make them real (the tea pot shot is nice but the description is like what you’ve asked AI to do for you to create the photo).  I’d also include some quotes from your reviews in your description of the property. Think about why people would come to your city and lead with your proximity to those landmarks, your location in the city and what is around. Also think about any potential issues with the areas and highlight why your property is a great stay where those worries are not an issue.

Similar with the other two listings, I’d definitely recommend using the photos of the local landmark people are visiting for first, then the main living area and bedrooms.

I absolutely love your exquisite taste in all three locations. You are to be commended for the quality of choices, colors, and designs.

I find it very informative that you give suggestions for places to visit. Perhaps a list of  restaurants you enjoy might also be a good idea.

Your rules and regulations are new to me, so I’m glad you put them in.

Lastly, your writing skills are very clear and articulate , but may I recommend  you condense them a bit. As someone mentioned, the photos say it all!
