Need help with my listing

I haven’t had any bookings in months . Not sure why. Can someone review my listing and tell me what is wrong ? I  see others near me have had a few bookings and I am priced right in there with them,

You have a cute place and two good reviews.  For some reason you have not had activity and the Airbnb algorithm marks you lower and lower so basically your not seen.  We need to fix that and hopefully then you will be running.

  1. Update your listing often at least every few day so Airbnb computer sees activity by you.  You don't have to make big changes, change pictures, change title or changes in the 6 pages the platform gives your listing.
  2. iF YOU TURN ON Airbnb iNSTABOOK YOU WILL RANK HIGHER.  i TURN OFF AND ON AND i WILL USUALLY CHANGE MY ADVANCE NOTICE AND MIMUM NIGHTS WHEN i HAVE ON TO DISCOURAGE THE BAD INTENTIONS.
  3. Use the Airbnb Custom Discounts, again Airbnb will do promotion for you.
  4. Use your listing Conversion Reports Airbnb Gives you.  Look are you showing up on page one.  Is your title and cover photos encouraging people to actually view your ad.
  5. Airbnb is a popular well used platform.  It is up to you has the Host encourage Guests to book.  You don't just list and do nothing.  Pretend you are a Guest would you view would you rent?  Why or why not?  You know your rental the guest usually only knows what you say.

Thank you so much. Your advice has been very helpful. I will go over my listing and make  several changes as you recommended. I thought that if I changed a few pics around and the heading every couple of days it would make a difference but it hasn’t worked 😫

I meant to ask  when you turn on instabook- what are your minimum  nights and also advance notice days? I read you change it to avoid some with bad intentions. Can you elaborate on any past experiences ?

Here are some few suggestions.

 

Use Airbnb’s Smart Pricing Tool and adjusts rates based on demand. Start with lower rates to attract your first few guests and get positive reviews. 

 

Offer discounts for longer stays you will attract travelers looking for weekly or monthly stays

 

Seasonal adjustments you can lower prices in low seasons and raise them during peak travel times.

 

Provide small touches to your guests like welcome notes, snacks, or a local guide can create a lasting impression.

Nice changes to your ad.  gives me as a guest a better idea. you mention different things to enjoy maybe some Guidebooks that are informative, help the Guest see the value of your rental.  guidebooks are opportunities to sprinkle 'Keywords" that someone might do a general internet search about.

Working on it as we speak . How do I find guidebooks to add?
