I’m struggling with getting bookings on my Airbnb listing despite having few good reviews yet. Can someone provide tips on optimizing the listing for better visibility and booking rates?

Dear Ludmila, 1st of all I think you need description. If I come to stay with you I need to find out more information from your description, I need to understand what I can use, what not, what I can expect, location, interaction with the host. Second, photos needs to have an explanation. Also, only from your listing it is hard to see what is going on in your neighbourhood. What other hosts offer, is your pricing policy good enough, length of the stay and similar. Check out your community and become desirable. Also, I think for a new listing it is good to have discount to get at least first 3 reviews. Good luck.
I think you need to warm your place up a little more with a little more furniture, a couple of antique pieces would be nice, just for accent pieces.
Maybe a few more pictures and decorations on the walls, just to give it some character, I think you need more Photos, and show the outside of the house and the backyard as well.
Hi! Beautiful space, but I would consider adding small stands/tables to the sides of the bed. A space where guests can place their glasses, electronics, etc. As they climb into bed.
Also, if you add a bed tray showing off a bottle of water or a rolled towel, could bring in a touch of warmth and hospitality.

Your photos show a lovely place. I would be more specific about what the shared spaces are. Do they have refrigerator space and can they cook? How far are you from Atlanta? From grocery stores? What outdoor and/or recreational features are in the area? Do they have Wi-Fi acess? (Many people like to work while travelling.)
@Liudma31 Your place looks nice and clean. I agree with others on needing professional photos with different angles of the rooms to have guests be more attracted to the space. You can make the room look a bit more cozier with adding some window treatments, a side table with a lamp. Under amenities, you may want to be add more things such as towels, maybe a hairdryer. I also noticed hot water not included? You may want to uncheck that as I don’t think anyone likes cold showers.. 😣
Also, adding a description of your neighborhood, like what makes it a place to visit. Think about what would make you want to stay in your place. You have many great ideas from the community. I think some people like white, gray, black but maybe add just a pop of color somewhere (keep it simple but welcoming).

Initial feedback at first glance would be better pics to show off the space, having hot water and reconsidering “family friendly” for a listing that hosts 2 guests.

I’m not sure how long have you been hosting, I personally have been in Airbnb for about 6 years on and off, started from helping with my friends listings to hosting by myself, I have to say overall it’s a lot slower than for example 3 or 5 years ago, you are not alone there! And sad thing is only takes one bad review to kill your listing (I really really want to share the entire conversation between me and a recent bad review 😂 a classic example of how people make multiple bookings just to get refund and leave bad reviews…

Third, I strongly believe people like to have the whole house to themselves compared to shared rooms (my personal opinion and it is working for my listing). So What I would do is: if there is a 3 bedroom house, i will list it as 3 separate listings: 3 BR Full house, 2BR Full house, and 1BR Full house and all calendar linked. so one is booked, all are blocked, no sharing among guests, or you can manually block them too.
Last, compare pricing to nearby hotels, e.g. what guests will save, specially if they are in groups. So family of 4 are saving a lot in a house compared to 2 hotel rooms, so calculate based on your area hotels and adjust price like that. Use all discount/promotion options.

@Liudmila31 I didn't think the pictures looked terrible, but I do agree they could be better with more lighting(open the window blinds, turn on all lights, etc)
One thing that I noticed that I didn't see anyone else post, is the max capacity of 2 guests. That really limits your possibilities. I would suggest changing out the couch with a pull out bed(hide-a-bed), and also offer a nice inflatable queen air bed and electric pump. Keep the air bed in the closet and if the guests want/need it, they can set it up and make the bed. This would allow you to sleep 6. It wouldnt be often these would be used, but the fact that you are able to accommodate more, will naturally book you more.

Some great photos will do the magic. Also if you are just in the beginning maybe put some "special" offer out - so you attract new guests and get new reviews. 🙂 Maybe check your listing if you marked everything that you offer.
And be patient - you have a beautiful apartment, and with small changes the guests will come.
