Hi guys, my name is Eduardo and I'm looking to become a host in the near future. I live in NY but I'm looking to host in Nashville, TN. I'm a bit stuck because one of the requirements for me to run a STR in Nashville is that I need to have a local responsible party that resides within 25 miles of the city. All this means is that I need to have someone that will show up to the property in case of an extreme emergency. The county told me that I can only be listed as the STR Manager. I don't have any family down there and the one friend that could've helped is not actually going to be able to assist me. I'd like to know who can I ask?

I was thinking you could hire somebody by finding them on social media , or if you join a Nextdoor app in the same city where you want to host your property. You can post that you are looking for somebody who can help you out on your property. Then discuss a salary in which you both would be happy with.

It is nice to have someone close by, for example; to change batteries on your smoke detector, or on your front door smart lock. Even, to drop off more tissues etc. It sure helps the guests, experience.
Why don't you join a local host group for the area and ask for recommendations for a local cohost @Eduardo1642
Perhaps, give being 'an absentee landlord' 1000 miles away a lot of further thought, especially at the present time when STR hosting itself is very volatile.
Also, investments for the sole intent of cashing in on a trend (i.e. the Airbnb STR wave) will inevitably duplicate the upheaval like the housing bubble of 15 years ago, it is a mathematical certainty because supply will eventually outstrip demand (by at least 2 years), but this time there will not be a FDIC (aka taxpayers) to bail anyone out.

I live in Nashville and am an Airbnb Plus/ Superhost as well as a Realtor/ Broker that specializes in STR's. There are two types of Short Term Rental Property permits in Nashville. Owner-occupied and Non-owner occupied permits. There are some zoning districts for and guidelines to obtain these With you being out of state, you would need the Non- owner occupied permit. The contact information for the responsible party within 25 miles will usually be your HOA contact. If you do not have a HOA I would be happy to take a look at it for you.
