Rent my full apartment part of the year, and one room an other part

Hello,

I am a new host on Airbnb, my plan was to rent my full apartment when I am not at home around a third of the year, and rent two rooms out of three when I am living inside the apartment. Is it autorized that I put two listing on Airbnb with the same apartment (by bloking some dates obviously) ? Or does Airbnb have a better way to configure it ?

We are co-hosting a local listing here in a college town.  The owner/host does stay in one of his own bedrooms when he is in town.  He lists each bedroom seperately on AIRBNB, and he receives many guests successfully and makes a solid amount of money doing so.  He does not list his own bedroom when he is in town (so the calendar is blocked when he is at home in the 4th bedroom).  He cleans  and rents out his bedroom as his 4th listing when he is out of town.  One lockable closet with all of his personal belongings and he is out travelling as often as he decides to.  
This is called a pad split set up.  We were amazed at how efficient this is and how much of a financial benefit it brings to the Host/Owner.  He is making enough money that he is living for free when he is in town.

Yes, you would have two listings on Airbnb:

1. Entire place with 3 bedrooms to rent
2. 2 bedrooms with you on site - category rooms in shared apartment 

You would have to link the two calendars to avoid double bookings and block off dates as you already mention

If this is your main residence, then you will be limited to renting it out 120 days per year when you rent it out as an entire space.  When you rent out just the two bedrooms then that restriction should not apply as long as you are able to set it up this way on Airbnb.

You'll have to obtain a SIRET number obviously if you haven't done this already and other legal matters.  More information if needed on:

Thank you@Joelle43 for those informations, it is exactly how I want to do it. I just wanted to make sure here that it is a llowed way to do things in Airbnb, to avoid any risk of getting my account suspended.

I just looked at your blog for the SIRET and what happen if the CA is above 23k, I think I will need more precision on all this.
