Suggestions please: How to receive more bookings

Hey guys I’ve been trying to book out my space more but I haven’t really had any guest often. I even lowered my price & updated better photos to see if they would be fascinated but it doesn’t seem so apparently. Could I get help with this?

Ciao il tuo spazio è veramente meraviglioso 😍 e le fotografie sono molto belle. Dall'annuncio si capisce che la zona limitrofa è ricca di interessi ma la domanda è: perché devo scegliere il tuo appartamento? cosa offri di diverso o in più rispetto alla concorrenza? hai la possibilità di creare un tour per visitare i limitrofi o un'esperienza  con uno chef locale o con un'artista locale?

 

se non hai richieste, a mio avviso devi differenziare l'offerta: proporre qualcosa che da altre parti il cliente non trova. Qualcosa percui devo essere invogliata a venire e a tornare 😊

@Dhellion0 Hi your space is really wonderful 😍 and the photographs are very nice. It is clear from the ad that the neighbouring area is full of interests but the question is: why should I choose your flat? what do you offer that is different or more than the competition? do you have the possibility to create a tour to visit the neighbouring areas or an experience with a local chef or artist?

if you don't have any requests, in my opinion you have to differentiate your offer: offer something that the customer won't find elsewhere. Something to entice them to come and return 😊

@Dhellion0 Great listing! I am hosting in Memphis so I am very familiar with the Nashville area. Your property has a ton of potential and opportunity for success.

 

I can see immediately that you have a great start. 

 

Positives:

+great pictures

+great location

+dynamic pricing is on

+lots of amenities

 

There are also several areas of improvement. These could get you started;

-organizing photos for your top 5 shots to show up first

- better descriptions to explain the studio

-clear language about how close it is to important locations

 

Couple of quick questions, how long has the studio been listed for? Have you ever hosted before?

 

There are also many more pro tips I would consider as downtown Nashville

1. A deep analysis of pricing and competition analysis in the area.

2. A multi-tiered pricing system. Obviously the dynamic pricing is not doing the job for you at the moment. There are significantly more effective, complex ways to price a property that allow for a wider range of guests.

3. A more thorough optimization analysis.
