Why are some listings charged the Cdn. HST tax of 15% and others  charged almost nothing?  ie: some charged $30.00 tax and others charged 4.00

The short answer is....taxes are complicated and Airbnb doesn't always get them right. In checking the Ontario Tax website it says the HST is 13%, not 15%?

A checked a few other listings in your area (Napanee, Canada) and they all show the 13% HST (Harmonized Sales Tax) the same as yours:

Taxes depend on the actual legal address of the listing. Are you seeing numerous other Listings not showing this tax?

Hi Joan - did you check further re this. There are a number of listings charging only $4.00 or $3.00 I cannot seem to get this looked at, As I mentioned the one that particularly bothers me is just down the street from me and are charged only $4.00 - creating a difference of approx $25.00 per night Look at the listing that reads "Family retreat in Napanee"

We aren't allowed to discuss someone else's listing specifically here on the CC, only the original poster's listing. That said, keep in mind that HST tax should be applied to:

Nightly Rate + Cleaning Fee (or other fees) + Airbnb Service Fee

If a Host decides not to charge a cleaning fee, that will obviously reduce the taxable amount. As I mentioned, Airbnb doesn't always get the taxes right. Sometimes they apply the wrong TAID (Tax Area ID Number) to a listing and of course the taxes will be wrong. Sometimes they overcharge because of it and sometimes they undercharge.

If you know about an error on another listing regarding taxes, you would have to contact Airbnb about it. Be prepared for a lengthy process, as this is another listing in question, not yours. They will want your listing ID number, the other Listing ID number and screen shots of a reservation on both listings showing the taxes. Even then, all tax issues go to a "Special Team" and you won't be able to discuss directly with them. Frontline customer service will not be able to resolve this and it will need to be escalated. Get the Case Number from the frontline CS and use that in future messages.

I would try that first and see what Airbnb says. You can send me a DM if you like and I'll try to help further.

Wow Incredible. One can see the amount of tax on ALL listings. so i'm not delving to areas not allowed.. I think it is as you have said someone has 'hit' the wrong button - A LOT OF TIMES. I cannot believe, they have me with a game console, 20 minute walk to the lake, on a shared patio. messed up the number of Bedrooms/beds - some I have fixed some not - what a mess. I cannot find how to edit my listing and they won't tell me  - this after being with airbnb for 8 years

@Gail1066

This is true...you didn't mention any specifics. It's just here on the CC we aren't allow to identify a specific listing other than our own. As you say, anyone can see this information by going to the Airbnb website. I didn't want to comment on the actual listing (I did find it and it does appear the taxes aren't being charged correctly). You would have to contact Airbnb about that.

If you are having issues with other areas on your listing, I'm happy to help. You can DM me or post the specific issues here and I can help, or other Hosts can. 😊
