Trying to figure out the best way to do weekl ong rentals

Hello,

We have an airbnb in an area where the peak season is definitely summer.  Most of the town shuts down in the other months.  We want to do week long rentals over the summer or 5 day rentals would also work.  Is it best to do Friday-Friday, Saturday-Saturdays or Sundays-Sundays.  We are not sure how to go about doing this.  Or do you select the dates and just put in a minimum of 7 nights?  If anyone has advice I would appreciate it.

Thanks,Danielle

Hi @Danielle1864

It's possible to rent only from one specific day of the week (eg. Friday to Friday) - you can set up a rule in Professional Hosting Tools and apply it to the date range of your choice.

The question is more - as you're also wondering - what set-up will work best for you. It may be hard to fill your whole summer with back-to-back guests who all happen to want to stay exactly 7 nights from Friday to Friday. It should be easier to fill up with just a straightforward minimum stay - of course, the shorter the easier. The problem with just a regular minimum stay is that there will almost always be gaps between bookings, which you'll then have to fill with shorter stays if you want to be booked up.

I usually start with strict best-case rules (minimum stays and days of the week that I don't want changeovers). As the time comes closer, I fill the gaps and relax the rules and prices as much as needed. This can be nerve-wracking if you're determined to fill every night. So if you're someone who likes to be booked up in advance and you want to plan your summer ahead, it may be better to set looser restrictions from the start. Hope it makes sense!

Thank you so much, Shelley.  We have a minimum night set during our off season for 2 nights.  I  did that over the summer and it was way too much turn over.  It was out first summer though and a learning curve.  Perhaps a 3 night minimum would work.  It is so hard.  Ideally week long stays are preferred but you are right, could be hard to find people for that for the whole summer.  We also had finicky neighbors that were getting annoyed with the turn over.  So trying to limit that if we can.  Anyways,  thank you for the quick reply. It really is helpful.
