News media has announced that Airbnb has updated their refund policy. However, it is totally superficial: few people realize that Airbnb's COVID policy only protects themselves. It is a stark difference from the airlines and hotels that are waiving their cancellation fees and issuing full refunds to assist their customers. Airbnb's COVID policy forces the hosts to issue refunds, placing all the burdens of income loss on them OR the guests will receive no or little refund if their hosts refuse to refund.

 

Airbnb's COVID full refund policy applies only if a check-in date is before April 14, 2020, or within one month of the National Emergency declaration. However, we do not know how the virus situation will develop, and many events that were scheduled beyond April 14 have already been canceled, forcing many guests to cancel their Airbnb reservations. The new policy does not protect reservations with a check in date of April 14, 2020, or later except where the guest or host has contracted COVID-19. It is still extremely difficult to receive COVID-19 tests at this point. This Airbnb restriction encourages both hosts and guests to spread the virus unknowingly, endangering the general public as well.

 

Airbnb currently has a $1M giveaway: "The Unique Airbnb Fund: $1M for 10 groundbreaking ideas" with the entry deadline of 11:59pm EST on April 15, 2020. Isn't this a time for Airbnb to cancel this giveaway and use the fund to help their current customers, the hard-hit GUESTS and HOSTS? Airbnb has a right to cancel the contest without any legal consequences as stated in its Official Rules.

I signed the petition you mentioned.  However, unlike other petitions, this one helps both the hosts and guests and offer a concrete solution.  Please sign and help inform other about this petition:

 Airbnb is canceling reservations, without respecting the policy of each host, by CO VIRUS . We all understand this problem is worldwide, but Airbnb is being totally UNFAIR, because it is leaving millions of Host with 0% Income overnight, when this worldwide problem is not the fault of Airbnb, guests or Host, it is a situation totally alien to us, so why harm the 100% host?

Why is Airbnb not impartial in this situation? If Airbnb were from our community as it tells us, it would leave the reservation open to be able to book in the future. And so it does not lose anyone, this is what Airlines and Hotels are doing Worldwide.

Now when the morgage payment and the salary of all my team is in few days , what will I tell them ? There is no payment because airbnb left us without work? Airbnb is leaving thousands of persons without work and familys need to eat , pay rent, doctors. 

Airbnb actions are UNACCEPTABLE.

Host we need to unite, collect signatures so that our voice is heard.

The terms listed in 1.2-9.7 make Airbnb's Extenuating circumstances refund unenforceable. they literally are stealing your money.... read and be ready to discuss this and request your money be returned per your original policy. Also, Airbnb considers us, third party independent contractors as Hosts, they consider Guests members of their Travel business, however by them canceling your calendar and full refunding is an illegal act and they have stolen our money. their extenuating circumstance policy has no authority behind it ... the terms of their own agreement make it unenforceable read it and demand your money. please copy and paste to other Hosts you read are going through the same.

They already steal my money when they tell people that they collect the 6% county tax, do not do so. I have to pay out the 6% on every room night out of my piece. I set it to collect a community fee, of 6%, but they don’t do it, so I’m still out.  They cost me hundreds of dollars in penalties. They shut down dozens of us who had the “required” licenses in our county because they made a quiet peace deal with the Palm Beach County Tax assessor, who was suing them (and vice-versa.) 35 days off listing.  I’m down in the neighborhood of $4K this year on Airbnb’s rotten communication, and unilateral decision-making. This is just another nail in their coffin. I joined [the other service] right before the COVID thing hit. If they can get me bookings, they are offering me a higher rate, and more control of my business decisions. Where do you think you should be, in that case?  They will lose good hosts. It’s their own fault.

Hi, Is there anyone who can help me decode the the cancellation policy? Airbnb chat is not getting back to me but I understand they're overwhelmed. My current guest (checkin) in 21Feb wants to cancel the rest of his booking on this coming Saturday. Will I still receive my last payout for the remainder of his stay?

@Daryl3 if the policy is the same there as in the UK, then the new extenuating circumstances does not apply to your guest as he already checked in. The normal long term policy should apply, I.e. you are supposed to be paid for any nights he stayed, plus 30 days after the cancellation and he is then refunded the rest.

 

HOWEVER, be very careful because Airbnb is currently refunding guests willy nilly, even if their stay is not covered by extenuating circumstances. In the past few days they have refunded two of my long term guests all of those 30 days, plus nights they actually stayed. In one case, they refunded the guest for the whole stay, including the two weeks she had already spent here.

 

Bear in mind that both guests had agreed to pay for all the nights they stayed + the 30 nights, and I don’t just mean contractually by agreeing to the cancellation policy when they booked, but told me they wanted to pay this because they thought it fair. They were due to stay 2-3 months more and were getting refunded for the rest. One of them was getting accommodation costs refunded by her university anyway, so wanted that money to come to me. She offered to pay me directly, but silly me, I chose to play by Airbnb rules...

 

Once Airbnb got involved though, they started to make a number of mistakes and refunded the guests incorrectly. The guests then started to change their minds once those refunds had been issued and wouldn’t agree to give the money back because, they said, they were scared Airbnb would overcharge them by mistake or charge fees twice etc. All their good intentions went out of the window.

 

Never mind that these guests were not entitled to full refunds (again, their bookings do not fall under the extenuating circumstances) or that Airbnb CS messed up the refunds, Airbnb doesn’t care.

 

They have admitted that they made mistakes and that I am entitled to that money according to their own policy, but are simply saying what’s done is done, we can’t fix it now. Well, they could do something because they could alter the amounts of the refunds that are still pending, but are doing nothing.

 

I have not only lost the income, but it has caused unnecessary tension with guests who left on very good terms, happy to pay what was owed.

 

Sorry for the long story, but please be careful. Airbnb are not only changing their policies, they are not even sticking to the new policies they’ve put in place! Also, they could update them at any time and what I have said might no longer be relevant to you.

It depends on what date he was booked to.
Also depends on how airbnb want to make it hard for you with their thoughtless  Covid-19 cancellation  policy.  I hope the information below may help.
 
How do changes and cancellations work for long-term reservations?

If a reservation is for 28 nights or more, the long-term cancellation policy applies. If a guest changes or cancels a long-term reservation:

  • Their first payment might be non-refundable, depending on the listing and when the reservation is made.
  • If they cancel after the trip has started, the remaining nights in their reservation are non-refundable. If they have more than 30 nights left in their reservation, only the next 30 nights are non-refundable.
  • Their host can choose to give them an additional refund.
