Airbnb Host Garantee protection Failure

Hi all,

We had some problem with one guest and airbnb "host garanteed" are telling that they will not refound our problens. 

the guest probably threw a party at our house, which is against house policy, and burned our house carpet at several points. We made a quote to replace the carpet and it was $2,000. the house has 4 bedrooms, of the 4, 2 and the stairs had problems with carpet burns. Now airbnb says it won't refund because they only pay for the "bit that burned." I will not patch the carpet in the house, which will look awful and other guests will also complain that the house is not well taken care of.
Has anyone else had this type of problem? We've already ended up paying for the exchange to not leave the house the way it was.
