Becoming a host??

I have so many questions before deciding if this is right for me:

 

As a host can I block out times that I may want the place available (at no cost) for my family members?

 

How much on average will this increase my home insurance cost?

 

What about hosting a home with a pool??  An indoor fireplace? Can I be sued if someone is injured or drowns on my property??

 

If it is not a good fit for me can I cancel my listing and get off airbnb without any issues? (honoring all reservations first of course)

 

Anyother thoughts or concerns, recommendations  I may not have thought of??

Yes you can. You can also take non Airbnb bookings if you want.

This varies by country massively. Just ask for a quote. Only a few companies will cover short term rentals.

You need to make sure you have sufficient liability coverage

Far to many to list here. Suffice to say short term rentals are hard work but we have done very well out of ours for the last 3 years.

You would effectively be running a small business. Starting with liability is a great start, but also think about things like tax collection (this varies by municipality, city, state, province, country, etc).  You also need to be aware of local bylaws and regulations, consider the earnings are income and therefore likely taxable. 

 

You may need to involve a tax accountant, just to determine how you are going to set up your business.  Maybe sole proprietorship, corporation, etc.

 

You could look to a local Facebook page for help.  Maybe another host would be willing to help you out, if even with local information.
