What time do you require guests to check out?
@John6287 We have our check in times at 4:00pm and check out at 10:00am. This gives us a clear six hours do do a proper clean. However, if we can allow a later checkout at noon and an earlier check in of say 1:00-2:00pm we always allow it at no extra charge but let guests know at time of booking that it is dependent on other incoming/outgoing guests at the time. Most guests appreciate this flexibility, particularly the ones travelling a long way or for a special event

@John6287 We have 10am/4pm for check out and check in. Our latest guests checked in at 12 because they asked nicely and the previous guests left the day before. We also offer later check outs if we are not in a hurry to clean. Those who employ cleaners do need to be stricter but should probably not schedule a clean until at least an hour post the normal check out time to account for the laggards.
@John6287 My preferred check-out time is 12 PM. It's later than the average hosts', but my location is a popular nightlife area and guests appreciate being able to sleep in a bit.
@John6287 We do staggered times as have two rentals. One is check-in 3pm-8pm - Check-out 10am. The other is check-in 4pm-8pm - Check-out 11am. We quite often get requests for late check outs and early check ins and wherever possible we try and do these as I do the clean myself and am not tied to anyone else's timetable
The only thing I really try and stick to when possible is late check-ins. I use to do these but after one guest said they would be here at 9.30pm at the latest and didn't arrive until 1am, it put be off slightly.
@John6287 Our hours are 4 PM arrival (or any time thereafter as it is a self-check-in) and 10 AM departure. We will allow for early arrival when housekeeping has been in the day before (rare) and a Noon departure if housekeeping is not scheduled before 1 PM and we have no one coming in the same afternoon. We do not offer this on a regular basis, but can adjust if a great guest needs a little more time and asks in advance.
What I don't care for are the guests who say that "according to your calendar there is no one before or after us, so why can't you let us arrive at 8 AM and depart at 5 PM"? My response -- book the day before and after and you can arrive and depart whenever you want!

Mmm, interesting. In the past, I have had a lot of hassles with guests wanting to check in or drop off bags early and wanting to check out late, but I don't remember anyone ever commenting on my calendar and making demands referencing it in this way. I would find that really rude and annoying.
We block the day before and after, so we allow as early as Noon check in, and Noon check out. We are retired and do not want to rush cleaning to have a new guest check in the same day. We are happy with people who come up here for the weekend, and some do like to spend Saturday night at "Whiskey Row"! One of our repeat customers works the night shift at our local hospital. He is a temp, and we do let him check in early -- 6:30 am! But, all he does is sleep all day, get up and go to work at 6:30 pm. Super quiet, single male nurse, a perfect guest who we hope to have book for a few mid week days every month. Early am check-in is fine with us, for those who are such excellent guests.

We have at least 24 hours buffer between stays, and both our check-in and checkout times are 2 p.m. This gives guests the full 24 hours of their last day of the stay, and has eliminated guests situations with "forgetting" and incurring unauthorized late checkouts. The buffer also allows us not to feel uncomfortably rushed to complete a turnover.
My check out time is 11am (started off with 12pm but that didn't always give me enough time as guests were often late checking out) and 3-9pm check in window. I do accommodate later check ins for an additional fee, but do not usually check in anyone after midnight, and late check ins are rare for me these days.
I will be flexible about check in times if it works for my schedule and I have enough time to clean everything properly, but I don't advertise this, because otherwise people will take advantage. If you make it clear that check in/out is at specific times and that's that, then when you are flexible for good guests, they appreciate it and you avoid the ones that are going to try to take a mile every time you give them an inch.
