Concern about long term quest

Good morning my name is Norval I’m 7 months new to Airbnb,had some troubling experiences already my question this morning is this.I have a guest coming January for two months I have heard that I have to be careful with long term guest because they can establish themselves as renter making it difficult to have leave the home after there booking expired.thanks for any and every input answer to my queries bless to you all

I primarily host long term guests and have never had an issue with this, but I also have the security of knowing I am very well protected by the law here because it's my primary residence too.

I don't know how the tenancy laws apply in Florida. It seems to me that it varies from state to state. Perhaps some local hosts can chip in to advise you.

However, I would suggest that you do some research online to acquaint yourself with local laws not just regarding tenants' rights and whether they apply to guests booking via STR sites, but laws about renting STR in general as, in some places, you need to be registered or have a permit and there are other restrictions. These can also change so are worth keeping an eye on. I imagine your local government must have this information somewhere on their website.

@Norval0 Have you checked guest reviews? Does the guest have a profile; and how long has the guest been on AirBnB. I’ve been a host since March and I have my first longest term rental to date checking in soon for 2 months. The guest and I had many messages back-and-forth via AirBnB before I sent him a pre-approval, and he also had questions for me, which I appreciated. We both wanted to be sure that we’d be a good fit for each other. 

Guest told me why he needs a space for 2 months (work related) and why he didn’t want to stay in a hotel room for that length of time. Also, other hosts gave him 5 stars and wrote great things about him respecting house rules and leaving their place clean.

Also,  @Huma0  is correct about checking the STR laws in your state/county/city because you also don’t want to be hit with a violation that could have large financial consequences
