Airbnb says:

Airbnb is an online platform that allows parties who have accommodation which they wish to offer to rent,to connect and directly contract with guests seeking accomodation

Hosts have sole and complete discretion to (among other things) to:

1.  create, control, update and change their listings for accomoxation on the AirbnbPlatform with information relating to description, location, pricing, photos and availability

2.  Decide whether or not to accept a booking from a guest

3.  Does not control the interactions and contractural relations betwen members

Stipulate the accomodation fees and charges payable by the guest to the host

4.  Specify their own rules concerning the guest's occupation of the accomodation

5.  Determine any cancellation policy applying to the booking

6.  Does not control the interactions and contractural relationships between members
