Garbage

A group of 4 man stayed at the house for 4 nights and left 3 huge garbage  bags full

of pluming Construction waste from whatever place they were working on. 
It’s not trash from food and drink that associate with their stay. I will need to bring those bags to dumpster, it’s ok to charge them a fine?

@Jacquelini0   I don't know how your local waste disposal system works, but if the extra garbage has cost you a specific fee, you can consider using airbnb.com/resolutions to request that the guest pay this fee.

 

I would strongly discourage you from calling it a "fine" for two reasons. First, Airbnb will not enforce a fine on your behalf. And secondly, the way you verbally approach a request for compensation can have a major impact on the results, and I doubt this is an amount that is worth starting a dispute and taking a retaliatory review over. Perhaps if you present your disposal of the trash as an "additional service," and ideally have a receipt or some documentation of what it cost you, the guest may calmly agree to it. Once you use the F-word, they'll feel reprimanded and go directly into defensive mode.

Completely agree with @Anonymous . For those incidents, simply follow the procedure and do it the same way as you sue someone on the court. In no case should you be emotional to anyone. Take pictures of all evidences and request money in resolution center. After 48 hours you can involve Airbnb and then they will ask you for evidences again. Just provide them evidences and then they will contact you regarding how to proceed. I occationally have guests destroy my towels and/or bed linens with makeups or something else I have got all reimbursed using this procedure. Also had a guest destroyed my TV and got reimbursed as well. 

 

Just a note that per Airbnb rule you need to submit the claim within 24 hours, or before the next guest checks in, whichever occurs first. Otherwise they might nullify it.
