@Kevin2205 Personally, I have never had a bad guest. The majority have been stellar. Have hosted about 54 guests, since 2016. (I get guests who stay an average of a week-10 days, and only have a viable tourist season of about 5- 6 months, so I'll never be one of those hosts who get 100s of guests a year).
The bad guest scenario really varies depending on the location, the type of guests who are attracted to your place, your pricing, whether you host an enntire place or a home-share, whether you are an on-site host or try to manage remotely. And of course the law of averages is that the more guests you get, the more likelihood of eventually getting a bad one.
A big house in LA with a pool and a hot tub and off-site hosts is ripe for yahoos booking to throw parties and trashing the house. A cabin in the woods out in the boonies somewhere isn't.
