So some of you might remember my old post, i was frustrated with bad reviews on cleanliness because my apartment is a bit old so i decided to suspend the listing for two weeks and make some changes.
I changed sink and bathroom, old baseboards and everything that was too old and could give a bad impression even if it was clean... And it worked! Yuppyyyyy
The first guest after this work i did gave me 5 stars on cleanliness, so my average rating now can finally go up!
Not so fast because the last gave me 5 on cleanliness and 4 on precision, location and check in.
I was so disappointed because my weak point was just cleaniness not those 3.
Great location near the station, i live the keys outside so people can check in when they want like it's their house, i asked the guest whats wrong with location, check in and precision, this is his anwer
He went on saying there's nothing wrong, no complaints, but in his country 5 stars is for luxury hotels so 4 looked fine for him because it's the second highest.
He had no idea how airbnb rating worked, he also added that he doesn't airbnb very often.
So after all this work on renewing the house and removing all the things that made the house look old, painting the tiles ecc, i recieve 5 stars on cleanliness but the average doesn't go up because I'm not a luxury hotel so i HAVE to recieve some 4 stars on other things... For no real reason
So frustrating...
@Michael1107 in our apartment info pack we ask that guests leave a review but also warn them that anything below 4.7 is considered a fail by Airbnb and could get the property suspended. Does it help? Who knows.....
Were do you out this info pack? Is it a text you send them after the booking?
Michael, you won't find anything by Airbnb about the consequences of using their rating system, we have to do it ourselves.
Here is my method of getting across to guests what the Airbnb review system is all about, and many guests are shocked to find out what they thought was helping the host was in fact actually harming them........

That is so frustrating,! We all feel your pain. The week-intentioned "good" 4-star reviews somehow hurt the most.

For me it's even more frustrating, the first review after all that work! And he just felt the NEED to give me 4 stars.
