New (?) Boutique Hotel option

Hi everyone!

We have 5 Boutique Apartments in the same villa and so far have separate Airbnb listings for them.

I have now noticed another listing that has somehow managed to show all of their rooms together (Max Brown Hotel 7th Disctrict):

https://www.airbnb.at/hotels/45693243?adults=2&check_in=2022-04-15&check_out=2022-04-18&federated_se...

... and I would really like to do that in addition to our separate listings. Our apartments are for 2-4 people, but we can easily host up to 12.

I've started already and am running into so much trouble trying to figure out how to enter it, and I haven't found any guide for this.

- E.g., do I enter the whole thing for 12 persons? I only see the option to add like one listing, but there must be a way to add each apartment separately, right?

- Linking the calendars of the 5 rooms under the Boutique Apartment only blocks the whole availability if a room is booked on airbnb (if I have just blocked it via my Channel Manager it's open???).

- How to synch prices (ideally from the already existing listings)

- how to give discounts for e.g. booking two rooms at once

It just doesn't make sense and all the online articles are very unspecific, just trying to sell hotel software.

Thanks for any recommendations/feedback!

@Monika441 there is a limit to what you can do in Airbnb's system

I believe you have apartments 1 through 5 at present

The simple thing to do is to create a 6th listing with 5 bedrooms.

Then link calendar 1 to calendar 6. 2 to 6, 3 to 6 etc.

My fear is that a channel manager may confuse everything and on that I can't help I am afraid.

Thanks! That's actually what I've been doing (6th & linking), and it messes up the availability. Waiting to hear back from airbnb 🙂

@Monika441 I see. Actually only bookings block the linked listing. If you block a night then that doesn't block the linked listing. This is very useful for those people who rent out rooms in their house and then the whole house if they are away. For these people it is necessary to block the whole house listing when they are there and they don't want it to block the individual rooms. I guess Airbnb can't deal with every situation.
