Selling Airbnb With Future Bookings

We are thinking off selling one of our homes that has many future bookings. 

We know that we can’t sell the bookings and that the new owner would have to start over, but what is the process for cancelling guests without incurring dings to our status ? 

Can we cancel from our end since home won’t be available or do we need guests to cancel. 

Also our current cancellation policy is strict. If we give someone a full refund, will that come out of our payment account AHEAD of us being paid or will Airbnb refund cash they are holding? 
I am concerned because we just had someone cancel and when I wanted to refund them the full 100% the system says it will be taken from our next payment even though Airbnb is holding their dollars and the reservation is not until November.

If you are selling your home I would change your calendar so you are only open three months ahead. Then you won’t have guests whose bookings you can’t honour. @Stacia-And-Larry0 

 

If the new person who buys your house doesn’t want to do STR you would incur penalties for hosts who cancel bookings.

@Stacia-And-Larry0 You have, I believe, two options

1) Cancel the bookings and take the hit in $50/100 fines

2) Get the new owner to set up an account and then ask the guests if they will transfer their bookings to the new account. If they are willing then Airbnb will have to help with the transfers
