Serial bad reviewer

I recently had Sandra as a guest and she left a false bad review. Although she gave 4 stars for overall  quality, 3 stars for check in (she locked herself out, got back in the house in 2 minutes, still 3 stars) and location. 4 stars for the rest. She stated that she had a good day and thanked me for having her. I was shocked!

BUT, when I checked her profile, her last 5 or 6 hosts also got bad reviews, I reached out to her last host David and Lauren, they got such a bad one, it violated Airbnb policy and had it removed. I also reached out to Airbnb but they won't remove mine. I don't know what her intention was, every host left a nice review about her and than got surprised how bad she left about them. So watch out! Now on I will check the guests' reviews about the hosts, you might run into a Serial Bad Reviewer!

@Krisztina12  Wow, she's special. Good reason to check the reviews the guest has left previous hosts before accepting a request.

 

I wouldn't describe her reviews of other hosts as "bad," as she usually opens them with a positive synopsis of the stay. But then she just can't help but list a thousand different ways everything could have been better if only the house had been taken down to the studs and rebuilt exactly according to her precise whims, and also relocated to a place with her favorite weather 24/7, no wildlife, and endless butter.

 

Most of us probably know someone like her - the one whose favorite part of any experience, no matter how pleasant or mundane, is listing off all the things they could find wrong with it while everyone around just tunes them out. That's exactly what your prospective guests will do when they glance at her review - it won't stop them booking, though your response might.

 

There's no need to try and censor the guest -  obviously her review of you is much more helpful to the next host than your glowing review of her. But attacking her in the response makes you sound really unprofessional and nasty without giving any useful info to guests. You're better off deleting it. 

Yes, my review was nasty, I know, I changed my mind right after posting it. I called Airbnb to delete it, but unfortunately they can't.

@Krisztina12   Yes they can.  They can definitely, 100% delete your review of her, you don't even need to give them a reason.  I'm not sure on your response, but I think you can have that deleted as well. 

 

I wouldn't worry about her review, almost no one will read it, it is so long, and if they do, they will see that she's a crazy nitpicker.  Also, expecting a house to be 68F in the summer is not realistic.

Unfortunately  Airbnb only delete my review of her, not my reply to her review. I tried to call them twice, but I will call them again and try to speak with a supervisor.

I just talked to the 3. agent at Airbnb and my reply was removed 🙂

@Krisztina12 From your post, I was expecting an awful review of your property from Sandy; yet, it was actually just very detailed—from her POV—and yes, awfully picky. However, it was not what I would describe as bad. She did have some positive things to say. 

Now, your review of her was bad. Not only did you take the time to actually check prices of places that she previously stayed, you literally called her a cheapskate, and had the audacity to put it in writing! Very distasteful. She has the right to be a penny-pincher if she wants. That doesn’t mean she can’t afford to stay at the Ritz if she wanted to. 


I think you should have your review of Sandra deleted. 

I did try to remove it within an hour of posting it, but because it's my reply to her review (not my review of her) Airbnb don't delete it. I know it's horrible and I don't look much different than her :-(. I should have slept on it before I replied.

It's not just the bad review about my listing what made me mad but the bunch of others she wrote about the other wonderful 5 star hosts. So I was speaking my mind 😞 (Next time I put a duck tape on it)

I just hanged up the phone with the 3. agent and he finally removed it.

How do you look at the reviews of hosts before someone books? I think thats a great idea. Please share

Well, the laborious way is to click on the guest's profile and look at the reviews they have received. If you then click on the host's photo by the review, it takes you to the host's profile. You'll then need to scroll down to find this particular guest's review.

 

Or, you can use the Google Chrome extension AirReview. This should show you the reviews the guest left for each host on the guest profile (under the review the host left them). It is a bit glitchy sometimes though and doesn't always load. 

 

With either method, you will not be able to see the reviews the guest left for hosts if those hosts did not review the guest and there won't be a history of those stays shown on the guest profile.

Oh dear. This is a prime example of why it's a good idea to read the reviews a guest has left for previous hosts. I have dodged some bullets that way. Apart from one (which is a bit cryptic but hints that there might have been an issue), all of this guest's reviews are very good and so you would assume she would be delightful. Wrong. Any one of the reviews she left for previous hosts would have made me run a mile, let alone a whole bunch of them.

 

Clearly this person just loves to complain. I mean she must really enjoy it because, if things are as bad as she claims, why is she even still using Airbnb?

 

@Krisztina12 maybe the review she left for you was bad (and I disagree with the others who are saying it's not bad because it's full of complaints, which doesn't equal good in my book), but this is the one that really made me laugh:

 

"My nine-year-old son & I stayed one night. Check in was very easy. I did not realize the county roads around Elbert are not very well taken care of the day after snow. Thank goodness we had all-wheel-drive I only got stuck once turning onto the main County Road where the property was (actually behind the truck that was going to the owner’s home (right by rental). We got stuck but got out of the very deep snow. If you’re looking for a remote place this is it. It is a beautiful area. However it’s about a 45 minute drive to Parker in about an hour 10 minutes to Denver and the airport. It’s about a 35 minute drive to North Colorado Springs. The unit is an open living room with two bedrooms to the right and a shower separate from the bathroom and the laundry room on the left. It is very nicely decorated with a horse/farm/western theme. The couch and living room area is very small but the couch was comfortable. I tried the TV but it only gave maybe local channels because it has an antenna and it was not a smart TV so I could not sign into Netflix or any of my apps. I tried watching TV on my laptop and my cell phone and my cell phone service with AT&T Was awful. The Wi-Fi in the unit was not enough to stream just Hulu on my laptop. If you’re needing to get work done and just looking for a remote place far away from the city I would not count on the Wi-Fi being strong enough. I needed to do a quick load of laundry and messaged the owner because the whole area back by the laundry room and the kitchen including the washer smelled like horses/Horse poop. I messaged the owner & she stated that nothing horse related was washed there but my nose is very sensitive. Something with horses has been in that area. There was still laundry from the previous guest in the dryer Mixed with a couple towels. It is very dusty inside. I would not put on the ceiling fans because that is how we spent the night coughing and sneezing. Due to the major amount of dust on the bottom floor boards, behind the beds and behind the chair in the living room. The end tables, dressers, shelf in the bathroom etc. had not been dusted. I had a very hard time sleeping even after I Turned off the fan. Also the bedroom in the back that I slept on due to not liking a foam mattress that was in the front, was hard. It needs to be replaced. I could feel something poking me in my back all night. I will say there was a lot of hairs in the bed on the sheets on the pillow it just made me even more uncomfortable. Even in a hotel people will make sure that everything is clean and it just makes you wonder how long the bed had not been washed if no one used it or why there was a bunch of hairs in the bed. I personally think the unit is very nice in general but it needs a very good cleaning I was very surprised that no one else had mentioned it stating it was so clean maybe they didn’t look at the baseboards or at the tables or behind the beds. I don’t know. The toilet, behind the sink, behind the stove And the door leading to the back outside of the unit has splashes of food and in the bathroom some spots of blood on the walls. I’m not in general a very picky person but like I said it was very noticeable. I would also suggest better cooking utensils. The pots were scraped and the frying pan was scraped so that the black Teflon is coming off. There was condiments in the fridge which was nice. Some spices and sugar in the cabinet. The sink section is like in an L-shaped so you have to go back-and-forth between the stove in the refrigerator across the room to the kitchen sink but it’s not horrible. I had to wash the two plates and cups that I used because the place had food still on them probably from another guest who did not do a good job of cleaning up. The outside is very close to the owner. But you still feel separated. It is beautiful with pine trees. We did not get to go out on the property because of all the snow and we were only there for one night. However it would be nice to have some sort of book may be to outline what parts of the property that you can go on because here in Colorado neighbors don’t usually take it too well to find people on their property without permission and knowing where the property lines are probably would be helpful. I probably would not stay again. Just because we did not sleep well and woke up with sore throat’s because of the dust I believe. And I’m still not sure about the whole washer situation and the smell it made me very uncomfortable washing my clothes and not knowing what was in there creating that smell for the sheets that you lay on. There was no book on check out procedures as typical you would fine with an Airbnb and there was no outside dumpster so I had to leave my trash in the trashcan and wash and put away my dishes. I was not sure what to do with the bedding so we took the top sheet off and the blankets and put them near the washing room. I did not put them in the laundry room because of that smell and not knowing how it would affect another guest. I really didn’t have any communication with the owner and there is no picture to show"

"I'm not in general a very picky person..." SMH. This person has so little self awareness, it's astonishing. She has read the reviews others have left for the listings. Can she not spot the difference between her reviews and those? If she keeps getting locked out of listings, does it not occur to her that maybe she might have been confused or careless?

 

It also astonishes me that she only stayed at this listing for one night but took the time to write such a long and detailed review (again, really enjoys complaining and probably also loves the sound of her own voice) and how did she even have time to inspect the place in such detail? Why does she keep looking behind the bed? Well, because she is actively searching for issues she can complain about. Why? Because she loves complaining. It's a hobby to her. Maybe her favourite one.

 

Personally, I would not allow guests who are only staying one night to do laundry. I think guests who bring dirty laundry with them (as opposed to the stuff they use during their stay) and expect to wash it for free are really entitled and, frankly, rude.

 

Excellent response by the host though. @Krisztina12 I don't think your response is so terrible, but something along the lines of the one this host left would have been better:

 

"We are really sorry that we were unable to meet this guests expectations. We had numerous communications with her before and during her stay and we always receive high ratings on our Bunkhouse and especially on the cleanliness. We wish her the best in the future in finding an accommodation that meets up to her standards."

 

@Huma0 Thanks for sharing. I literally could not stop laughing. As I was reading this novella, I actually felt sorry for her 9yo son who is supposed to be relaxing and his mom is acting maniacal. I guess he’s probably use to it. I sure hope he had a game boy or iPad.

 

Now what got me, in addition to her not being picky, was her stating it would have been nice to have a book. WHAT!! When would she have had time to even read the preface?  

 

Now this is the epitome of a BAD—scratch that—HORRIBLE guest.

Yes, poor kid! 

 

I agree with you that this is a horrible guest but, apart from one, all her reviews are really good. I feel like the hosts were blindsided by her because perhaps she is nice to their faces/on the phone/in correspondence etc. but then crucifies them in the reviews and ratings. 

 

I really don't think she has the self-awareness to even realise what she is doing. I mean, even in the 'nicest' review she left, there are still niggles:

 

"I enjoyed my stay with Kathleen. She is a very nice and generous host. She had a continental breakfast that she would leave out. She offered me anything that she had. I’m not a morning eater but that was very nice and generous of her. We kept in contact about What time I would be coming and going. The bed in the room is adjustable for reclining. That was awesome for watching TV. There is a small refrigerator with some drinks and a nice big basket of snacks. I kept hitting my right leg on the bed near the table because it is a very small room but perfect enough for sleeping. The only thing about my stay that could’ve been better is the temperature. She did turn her thermostat down to 70 (poor thing was cold wearing winter clothes inside) and gave me a small fan but the front room stays too warm for my liking even with the temperature on 70. I made a new friend and I would definitely stay again!!"

 

Oh god. I can just imagine this poor host shivering away. Like I said, this is the most positive review Ms Sandra has left and it's also the shortest. Why? Because she could only find two things to complain about! 

 

I also think that hosts can be far too generous in their reviews sometimes or are just uncomfortable writing anything negative. I know I have been guilty of that. So, they just try to focus on the positives instead or leave something really generic. The only review that has red flags in is this one:

 

"Sandra booked last minute after having another room fall through. She communicated through the app, text, and phone on different occasions. We wish her well on future travels!"

 

It's cryptic, for sure, but this tells me that the guest was a pain in the backside. There are no direct criticisms, but no praise either and the host makes a point of mentioning that this guest communicated A LOT. However, it would be so easy to miss the clues when this review is bordered by other, really positive ones.

@Gwen386  My favorite part, aside from her going around to inspect all the baseboards, was that she wished she had a map of the property!  Nutty.  I'm surprised anyone, at this point, would accept her as a guest, I know I wouldn't.
