Terrible guest also a Host

Dealing with my first damage/rule breaking. I had a last minute Fri-Tues instant booking for two guest(5 star reviews AND a host himself)

Guest had booked 3 hrs prior to check in, asked if he could get check in immediately which I allowed no extra charge, place was available and ready. Reached out to be sure check in was good and he was happy which he responded that all was good. End of communication.
Fast forward to Monday, No additional communication and absolutely no movement on my outdoor camera. I send my checkout info email with no confirmation from guest the he received info. Checkout time comes and goes, no movement on camera. I go back to the last time of camera movement which is Sunday only to see that they had left with suitcases. Ok that’s fine they decided to leave early.  Still no communication.

My cleaner shows up to a front door unlocked and  Window left open. So 3 days my place was left unsecured. Also stains on rug that appear to be poop, trash piled in the kitchen and towels with poop/blood! Absolutely no communication! Review camera footage from Friday to see that 2 unregistered guest stayed past my curfew(an additional charge), host guest brought home in the early morning hours incoherent and unable to walk tossed to the floor inside door which is also the place where the poop like stains were found. Honestly after seeing this I was glad he was still alive.


Guest reviewed me almost immediately after check out time, I have not reviewed him yet so have no idea what he wrote. 

So my question. Do I goto resolution center to request compensation for the replacement of the towels/rug? ( I do have a fee described in my listing specifically for damaged towels)

Try to get fees for breaking rule for additional unregistered guest which is  described In my listing?
or do I just chalk it up to a bad guest experience and take the loss? 
I can understand having a bad guest every once and awhile but this being a fellow Host is shocking. Most importantly the fact that my place was left unsecured for several days.

I do of course plan to give him an honest review.

Let me also be clear that it’s not the damage as I understand and expect some occasional damage. It’s not even the extra guest as in this case they ensured he returned home safe which was needed in his apparent condition. It’s mostly the blatant disrespect to me and my property. Be a good human, be honest, & be accountable for the damages you caused. Communicate  with me let me know what happened and give me the opportunity to clean before it gets baked in. Or even make some sort of attempt to clean up after yourself. I realize  I am expecting too much but from a fellow host I most definitely think it’s reasonable to expect better communication and dam it lock the door behind you!

@Alysia6 Sorry you had such a rotten experience. A guest this crappy is easy to review. Glad you intend to leave him an honest one.

 

May I suggest "X showed little respect for my home and house rules. Unauthorized visitors were allowed access, and the space was left filthy and unsecured on checkout. I cannot recommend X to any host". Low stars on all counts and 'would not host again', obviously. Go ahead and submit for the cleanup costs as you have nothing to lose there. Don't get your hopes up though. All the guy has to do is refuse. 

 

Perhaps you should revisit your guest vetting process and tweak your settings a bit.

@Alysia6  Sorry you got the trial by fire as a new host.

 

One would think that other hosts would not behave abominably, but that's not always the case. In fact, some hosts say other hosts have been among their worst guests. That hasn't been my personal experience, though. My host/guests have been great.

 

Other hosts are not necessarily good hosts. So there's that. Anyone can sign up to host. And unless you check out their listing, and read their reviews from guests, you have  no idea whether they are actually a host, or what kind of host they are.

 

So don't expect other hosts to be any different from any other guests- there's respectful ones and disrespectful ones.

The only time I've claimed for damage from a guest (not the only damage there's been, but the time where the costs were enough to justify the effort, i.e. replacing an expensive front door lock), it was caused by a guest who was also a host. Although it could have been avoided if he'd actually listened to my instructions/used a bit of common sense rather than brute force. 

 

The annoying thing was that he first tried to blame other guests and, when that didn't work because they weren't actually there at the time, he simply wouldn't accept responsibility and wouldn't pay. It did surprise me that a host would be so careless in another host's property, but I learnt that being a host is no guarantee of that you'll be a good guest.

 

Everything else was fine so I didn't slam him in the review. Your guest really took it too far though and the lack of communication would also have driven me mad. I would mention that in addition to @Colleen253 's suggestions.
