The homeless guest

So I was just talking to a friend who hosts STR and LTR in a popular tourist city in the US. She has stopped doing LTR because she noticed an uptick in guests without a permanent residence. Basically they stay for a few months in different places before moving on to the next, stiff the last month of payment and disappear. One had porn and all kinds of stuff delivered to her house, another did damage to most of her furnishings and vanished into the ether. When she repeatedly tried to get in touch with him he would not respond but instead left a nasty review.

 

I am not interested in LTR for our cottage because of the attendant issues with wandering into a tenant/landlord situation. I wondered if anyone had experience with this type of "on the road" guest.
