Tier 4 London .closed Border .mutual cancellation

Hello everyone 

this is my sixth booking as a host and I could really do with some experienced advice on cancellation. My guests were supposed to come to London from the Netherlands today for Christmas. Now : London has just been announced as Tier 4 + the Netherlands have cancelled flights from the Uk. Understandably my guest cannot come and stay in my property. My policy is strict, however I am completely understanding their circumstances and ok for a refund.

How should one proceed in this case . Should they cancel or should I?

Your guest needs to contact airbnb to cancel siting Covid. Message the guest on Airbnb to confirm you will support a penalty free cancellation as you cannot offer accommodation under government regulations. This is what I did when Bristol was in Tier 3 and all my guests were able to cancel penalty free. @Lucie451 

 

I would then block your dates or remove IB if you use it to avoid further guests trying to book.
