My first suggestion is to add English as second language to the listing (you are an English teacher !) , as now (on Airbnb.com) a Google translation is presented:

- Your monthly discount is more then 42%, your cleaning fee is only 6 Euro (?)

- Check-in is "flexible". Better set check-in time limits, first check-in time should not be before latest check-out time + time needed to clean and prepare the accommodaton.
